    :pout: no loan, i didnt get denied as i didnt really apply for one but asked about info. She told me the wont do 100% financing, i would need to bring 15% unless the board approved me 10% for a down payment, and that as of right now 75-80k would prob be my max i could afford. Which is what i figured up it would be, so atleast i wasnt off on that. Now i just gotta start saving the hell outta my money, she said it was good that i didnt have any student loans, child support,car payment, credit card or any kind of other debt and my ratio with a 500$/month mortgage would make it 36% and she said you want 34-40%

    Unless the seller wants to be super generous and do rent to own, which i doubt, but i might talk to the agent tomorrow.

    well she said they do all the financing, so that why it is the way it is i guess, but i will check around, ill check out the small farm lenders too. I dunno if i qualify for FHA, doesnt my credit and history have to be worse?
