Cool. If it was me I would wire in a nice media room/theater room down there. Speaker compartments in the walls, projector mount etc.

The big house I just finished has a 5 1/4 x 9 1/2 parallam ring beam around the entire house , all the exterior walls were portal framed with 65 Simpson hold downs , all that to deal with the concrete tile roof that weighed 72 000 lbs

 

That is a rediculous amount of roof tile, what was the sq tf of the house. Well acutally I guess I cant correlate the two in that your roof slope must be insane for that amount of snow fall.

 

The way it is now it will cost more to do the concrete walls with lumber being so cheap. Probably to the time of 5-8k once all is said and done. That said, the appraiser has indicated it increases the finished value of the home in the neighborhood of 15k...

Won't need to frame to run services (I'm assuming you mean frame along side the icf walls).

In the last 2 houses ... I added extra outlet boxes in each room and ran flex conduit from basement up to 1st floor and from attic down to 2nd floor ... so I could push the wiring later.

But, with many things going wireless, not sure if it is needed that much now ... but would probably still do it.

With the electrical boxes back hard against the concrete , I wonder if you get a lot of cold transmission through them , essentially your 8" concrete wall only has about R8 on the exterior opposite the box location

 

What we always do is run media boxes with 2 coax , a phone and an internet / LAN cable to each location

The 2 coax cables is because in our area there is a lot of satellite use and you need 2 coax cables to operate an HD PVR set up ( at least through Shaw Direct )

 

I'll have to check that. Ive never noticed it before but I haven't really checked

 

I forgot to ask... Will 265/75/r16 dura tracks fit in that garage? Or will I need to do some trimming?

What about master ensuite, tub and shower or just tile a nice walk in shower?
