    My original closing costs were close to 4k, after lawyers, appraisers, underwriters, and realtors got paid.... Such a ripoff...

    The local banks will just sell it off within 6 months.

    That is part of the reason why we are building and not buying. They don't build big garages anymore, and i can do a crapload of the work and save hopefully $30k in the building. Then once i get it appraised, i won't have to pay PMI anymore.

    How so, exactly? You mean BofA vs. Joe's Bank? And just in terms of percentage for "fees" added to closing cost?

    Nice. This is high on my list for my next place, startging to look now. But don't want to be way out in the tract homes and have a crappy commute. Trying to find a place like that in old neighborhoods is very hard, but I'd be good with no garage (or an old teardown), but with space to build a 3-car/shop and put a guest room/office above it.

    There are so many shit homes out there anymore that i'm not willing to compromise on one of them. My parents have built 6 houses. They have exactly what they want and didn't really have to compromise on much. That is what I want. My Dad and I can do a lot of the finish work and save us a shit ton of money.

    Agreed. The old ones (that I am stupidly drawn to) have chopped up, closed floor plans and no storage space, but at least they were built better. Or they were renoed in the the 80s :puke: or more recently with over-the-top inappropropriate style at exorbitant cost, and they sellers are trying to recover their stupidity in the asking price. The new ones are built like shit in the middle of nowhere, and are jammed up against each other with huge stupid 2-floor vaulted ceilings etc.

    I'd rather get an old place that has never been messed with and reno it to my spec, or build new, but there are no open lots where's I'd like to be.

    That is the nice thing about DSM. THere are lots of lots available and it will only affect my commute by about 5-10 min.
