For that reason my wife and I are thinking about looking into buying a commercial rental. Tenants usually want to keep it nice (especially if they have customers coming in) and you shouldn't have to find new renters as often. Either that or buy a cabin that can be rented out to vacationers. That would be my choice, but the wife isn't totally on board with that yet.

Take it from someone who did real estate investment for years: Do NOT buy rental properties. No matter what you do and how good of a job you do selecting tenants even in a renters market.. you will get BONED! Trust me as this is the best advice I can give anyone looking to get into the rental market. Sell at a loss before you rent as this will w/o a doubt end up in heartache, more stress spread over your entire family and most likely even more loss financially in the long run. Selling it at a loss up front is like ripping the bandaid quickly: sure it sucks but the mistake was already made before the decision to rip off the bandaid so no sense stringing it out over years and opening up the potential for higher loss, more headache and possible litigation. Trust me when I say that you do NOT want to end up in court as a landlord in the state of Colorado because absolutely no facts of evidence will be enough to cause the judge/magistrate to rule in your favor.

:spy: that is the eventual plan. Or sooner if a zombie apocalypse happens. I need to stock up on the three G's: guns, gas and groceries. And ammo, but that doesn't start with g so whatever.

I think I saw this same truck a few months ago. Did you add the wheels/tires because the one I saw I think still had the stockers.

Hard to sell at a loss when it is 30k loss plus all of the other closing fees and real estate fees.

Thought so. If the truck I bought wasn't supercharged I likely would have bought that truck instead. Nice truck ya got there & looks even better with the wheels/tires!

Yeah I also may just not rent it out. I have friends who have a place in Denver just for then they are in town and live up in the mountains most of the time. I may just do that.

My opinion is to never make a real estate purchase decision if renting something out to afford it is the solution. It may work out and does for some but the potential for financial disaster setting you back years (decades?) is VERY real. I was in real estate investment for quite a few years and lost count of how many lives I've seen ruined by rentals.

If I could have taken my deal, supercharger, CPO warranty and a few other things and applied them to that truck I would be set! I had to make a choice though and while seeing your truck makes me question my decision I'm still happy with the truck I ended up with. Either one was a great choice IMO so we're both winners! :D

This is a small price to pay for the gain in performance and drive-ability IMO. You're talking about $3 more per gas tank at most (completely empty) so it's not that big of a deal. It makes it a completely different truck that's for sure so the couple of bucks per tank of gas is money well spent. given the up-front price of the blower itself that's really a drop in the bucket so don't let the thought of premium gas discourage you.
