    any of you guys rents houses?

    I am curious what typical rent is.

    .38 acres, 1400 sq ft 3 Br, 2 Bath, 2 car garage with 16 ft ceilings. New appliances, HVAC, and hot water heater.

    Fenced in back yard, well landscaped with a large deck and a shed.


    Its in williamsburg in a nice quiet neighborhood ( wooded behind the house as far as you can see) and no HOA

    We are looking to upgrade and make this house a rental. House prices on the southside are down enough to tempt us ( 3400 sq ft for 300K is very tempting)

    Just curious if anyone had any experience.

    I was thinking in the 1300- 1500 range

    Does that sound reasonable. Not necessarily looking to make money on the rental at this point, but want to take advantage of the current market.

    We wanted to stay on the southside back when we got married ( 4 years ago) but the houses were too expensive. Now in the 664 corridor ( chesapeake/suffolk) you can get alot of house for a pretty good deal.

    Hoping to pull the trigger after new years.

    An expanding family will fill a 1400 sqft house quick...

    but this house is a good rental size, so I would like to hang on to it
