Aw man! I'm not even lisa but I was definitely going to promote them. Not a fan? I think for a first time builder you'd have an easier time putting a house together with SIPS. We're looking for land right now to build a timber frame with SIPS. I say go for it man!

And +1 on the radiant heating. Just make sure you're not losing that heat anywhere else. That system happens to work very well with SIPS :)

Timberframe / SIPS hybrid I can see , straight SIPS = :puke:

Yeah, I'd agree to that. It's a good product with a very specific function, works well for what I need it to do.

Man, If you off grid no more posting? I recommend you find one those company that relocate homes for demolition and buy one for cents on the dollar and have them move it to your new location. Smaller the cheaper:D

That may or may not work out . Huge bucks in the cost of moving them , concrete costs stay the same , you may have to upgrade the building services and you are stuck with the layout

I'd buy something in place before moving something out, but ultimately would like to build it my own way, nice and simple/functional

Anyone else live in the boonies and find something in particular to be convenient, chime in

OZ we did that hose deal in my uncles garage, we just didn't have a cool name for it

I shoulda asked this in the survivalists thread haha would have gotten a bunch of ways to shower with baking soda and gravity propelled stream water or something. . .

Looking to move out of the city in the next 2 yr's or so...You cant build for what you can but for with home Prices from back 20 to 30 yr' today market anywhere lot more house, for the beans, Talk to someone in real estate that you trust I pass this onto you cuz I have. Doing the homework on this for a yr. or so. Like I said you cant build even if you do 50 to 70% of your own work for whats already standing out there..$ for $ ... Jim

I'm not being rude but I had a hard time reading this. You are saying it would be cheaper to buy something already built that it would be to build something I assume. If so, thank you for the input. I will make sure to keep this in consideration while I search for the optimal place for me and my family. The info I get in this thread however will lead to lots of research and whether I build or buy I will know what needs to be fixed, updated, changed to best suit my needs. Thanks again man

Jim raises a great point , in the current housing market you could buy a house and property and renovate for less than a new build

I appreciate it very much :) the more info the better! I just wanted to make sure I got what you were saying correct

OZ, were all those pictures you posted your house, or someone elses? It's quite nice. Much more than I'd be trying to pull off ha

See, I'm glad people who have done this before can get me started in the right direction right off. Makes research so much easier when you already have a direction and some dos and don'ts . . .

    In many cases/locales...yes.

but, also consider...the same real estate market that has home prices supressed, also has vacant residential lots at excellent purchase prices.

and renovation costs per square foot is always more than the cost of new construction.

just a thought for those weighing the pros/cons.

For insulation purposes I would go with the spray foam method

Build a home with more than usual room above and below (unless you will have a basement) for yourself or other contractors.

When installing plumbing fixtures in walls for showers and tubs/etc...if the back up to a closet wall or a wall that will permit and access panel put one in.

Put in a Breaker panel that will have extra room for breakers down the line

If you can afford it go with a back up generator for the home

Floor drain in mud room/laundry room

Solar tubes are a great investment for more light in dark hallways

We'll see Larry, I'm in the beginning stages of this but have been saving for some time and it would be a joint investment. Thanks for all the good places to start/tips

Exterior insulation is superior IMO , but spray foam is definitely a better performer than batts
