    2 theories on dry basements:

    1) let water in and pump out
    2) keep water out

    I never opt for #1. If the electric goes out for a week the basement floods unless you have a generator. Also IMO letting water in will always result in a "dam" basement smell. I grew up with one in our house and I am SOOOO happy the house I bought now lacks one. I just sealed the crap out of the interior blocks and the exterior. Also helps when you live in highest town in the southern part of NJ :D

    Tidal rivers are flooding all along the DE river. Worst flooding so far to be tonight at high tide. My moms marina was flooded almost 2hrs before high tide. Next tide will be very bad because none of the tide will go down then get a double whopper of high tide and full moon.

    I just drove home from OCMD and had zero issues. Little windy but thats it.

    I hear ya. We're actually the only one on my block without a sump pump and we were also the only one one the block who didn't get water during Irene (knocks on wood). Gotta keep my fingers crossed as we just had new carpeting installed in the basement after the water-heater went over the summer.

    99% of basements flood due to:

    • a leak or crack in your home’s basement walls;
    • poor lot drainage;
    • failure of the weeping tiles (foundation drains); and
    • overflowing eavestroughs or leaking/plugged downspouts.
    Take care of those and anyone should be fine as long as the water table isn't horrible and if it is they should not have built a basement.

    About 3 years ago I had water in my basement for about 7 months. I have a 3/4 horse pump that was coming on every few seconds. I also had to run 2 dehumidifiers to keep the moister in the air down. After it dried up I had some stains on the floor but no smell or mold. I just hope it never happens again.:pray:

    mine flooded a couple years ago... turns out the dipshit pest control guy doing my termite treatment drilled all my blocks under grade then didn't use hydrolic cement to seal the holes so all the water was filling my whole block wall and pouring out of a crack at the bottom. f*cking idiot that guy was.

    I sealed all the holes then put a good layer of NP1 at the joint in the cement and never had a problem again.
