There's something I never get to say. Stainless isn't really forgiving and it's a tattle tail if you fuck up.

I'm renovating a 1906 house, I know exactly what I mean! It takes a lot to be able to build the new stuff square and plumb but still hide all the existing crap that was built way out.

Check out this one i worked on,i think it was 1870s. It was a PITA, 3 floors all stain grade tricked out trim. The whole 3rd floor burnt, we were only able to save the one gable on the left and had to match the other 4, inside was completely gutted. The house was only worth 350k, the insurance claim was for 750k. Besides that the oldest remodel i worked on was 1790s

Fortunately, mine is old, but not that intricate. We're rebuilding everything to try to make it somewhat match and fit in but not a complete age-appropriate restoration (I don't have deep enough pockets for that). I did find a place that makes nice, wide trim to match the existing at a great price. I still need to figure out what to do with the floors. The outside is very simple so none of that fancy trimwork like that house.

Theres so many options for flooring out there, everyone thinks the engineered hardwoods and floating floors are so great, personally i would never do them in my house (when i own one) IMO oak is one of the best options, not prefinished or anything exotic. Lasts forever and can be re finished for years. I see oak floors that are close to 100 years old that still look great after being refinished.

I did the floating in my bedroom. It works fine but in higher traffic areas not good, one bit of water on it and it gets rather slippery.

I believe my living room is oak, and that I know of it may well be the original floor. The spare room was pine and really beat to begin with so I did the engineered hardwood on that..the price was right for the stuff.

Its true in some cases. Most big framing crews don't make money unless they can build VERY fast. Its crazy how low the cost of framing per square foot can be. I am sure you know this. Around here its brazilian guys, they frame for crazy cheap, but most of them suck.
