I am in the same process - the wife and I are in the process of house buying after getting pre-approved a couple weeks ago. There are a few ups & downs I can share with you:

-You can shoot for an FHA mortgage. To get one of these, you need to take a first time home buyer's course, which costs money, but the return is the loan allows only 3% down and fixed 30 year rates at the market average (just over 3%). Some of these loans are VERY strict on who can apply; if you make too little or too much money, you are out. It seems they are trying to put lower income families into more expensive homes which is the same shady tactics that started the whole mess in 2008.

-I decided to go with a mortgage broker. If you would like his contact information, let me know through PM. Although I will have to pay him when the deal is done, I can get the seller to pay closing costs which will cover his fee. The Broker works with banks that you and I cannot walk into to request a loan, the benefit being I can get approved for what I know I can afford, 3% down with a fixed 30-year rate of 3.05%. Also the benefit is they know how to negotiate with the banks on your behalf - with only 3% down, I will have no PMI to pay.

-If you are feeling up to it, you can shop on your own for a pre-approval/mortgage lender. Local banks will help you out because you can just walk in and talk to them if something ever comes up, but they WILL be more stringent on how much money they will loan you - the interest rates will most likely be higher too due to the companies size.

The only piece of advice I can give you right now is to be careful with your money. Do not miss a payment on anything until you get approved, and do not accept gift money. My father gave me a $3K check a while ago when we were initially looking at houses - that put a huge damper on the whole process. The money was for work I did for him a while ago, but the banks assumed it was going to be used towards a down payment. Just let me know if you have any questions! I'm only two steps ahead of you right now.

How to talk like Yoda on Talk Like Yoda Day

May 21 is Talk Like Yoda Day, which celebrates the anniversary of the release of the "Star Wars: Episode V - The Empires Strike Back". But what if Yoda had made his first on-screen appearance in something other than a Star Wars film?
By Dewayne Bevil, Orlando Sentinel 11:46 a.m. EDT, May 20, 2013

Talk Like Yoda Day, Tuesday is.
In Orlando, it seems like there's always a reason to celebrate the "Star Wars" films. Right now, we're in between sessions of Star Wars Weekends at Disney's Hollywood Studios. Last summer, Celebration VI, a convention of all things Star Wars was the Orange County Convention Center. And the purchase of Lucasfilm by Walt Disney Co. last year will probably only intensify the local feelings for the franchise, hmmmmmmm?
So, talk like yoda, the little green Jedi who appeared in five of the six original films, you should, on May 21. It's the anniversary of the release of "Star Wars: Episode V — The Empire Strikes Back," the first time mere mortals saw Yoda, yes?

    Ads by Google

Here are a few tips to get your Yoda on. It is hard not. (Some analysts say he has object-subject-verb issues. Judge him by his syntax, do you?)
Put the subject and verb at the end of a sentence. "Subject and verb at the end of a sentence, you should put."
Go oddly negative. "It's a small world, not, it is?"
Tack on a hmmmmm. "It's a small world, not, it is, hmmmmm?"
Add a yes at the end of a question. "Talk Like Yoda Day is a lot like Talk Like a Pirate Day … yes?"
Higher and higher. Pitching your voice up a notch and using Valley Girl inflection at the end helps.
In the movies, Yoda was voiced by puppeteer Frank Oz, who is also the man behind Muppets such as Cookie Monster, Miss Piggy and Grover. He has a voice role in the upcoming Disney-Pixar "Monsters University." (The synergy, you feel, yes?)
But wait, there's more. Actor Warwick Davis, who walked for Yoda in some scenes of "Star Wars: Episode I — The Phantom Menace" will be at Star Wars Weekend for the next two weekends, and Tom Kane, who voices Yoda for the animated TV series "Star Wars: The Clone Wars," will be here June 7-9.
Impress them with your Yoda-speak, you will?

Zach, be careful with brokers and make sure you stay involved. I went with a broker also and I will never make that mistake again. They kept telling me they were doing all these great things but at the end I almost lost the sale because of their incompetence and it forced me to hire a lawyer just to check everything to make sure I wasn't getting screwed. Also, I didn't have to pay my broker anything, the lender paid the broker's fees which they said was pretty typical. If you want the name of the broker I used to make sure you're not using the same one, shoot me a PM. If you like them and trust them, stick with it! Another thing with brokers is you don't necessarily know or have any say over where your loan will end up. My loan was sold twice within the first couple months. When I refinanced, I went with Citi and they will not sell your mortgage. Just something to consider since the people who service your mortgage are also the ones paying your taxes for you. If they screw that up, they can put you in a very bad spot with the local government.

Thanks for writing that. I was unaware that gift money was such a big deal . I have money of my own but also was left a pretty good chunk of change when my grandfather passed last year. I will keep reading up on everything
    Thanks

Depends. I rent a 2 bedroom 2 bath, w/ 2 car garage for $800/month. I don't own it, but I don't pay to fix it. And that's way less than my mortgage payment is going to be.

I'm going to try and locate an old manifold out of a smashed up Taco. I've got a machinist down the road who I think is dying of boredom and could produce these a lot quicker at a lot less money. I'd like to experiment with two or three different lengths as well.

If this highaltitude guy was serious he would have ponied up to produce a bunch of them and get them tested properly, knowing damned well the demand would be insane once he published good results. I think he's a friggin hack.

Man, I don't even have 2 baths or a 2 car garage at my house!

My mortgage is about 1100 a month. That said, in my area I know people paying more than that to rent..and they're not renting a house either. I won't tell you it doesn't suck sometimes, like when the furnace let go and cost almost $5000 to replace. I will tell you I like having my own place. Only way I could see myself moving is to go south.

For gift money, they usually only look at 2-3 months of bank statements. If they see a large unusual deposit, they will ask for support for it. If you deposited money from an inheritance a while ago, it shouldnt be an issue.

If you end up doing that, I'd be interested if you are looking for a small group of people to get something going. I'm going to try to find a used manifold also.

It'll take time, but I plan on having this truck forever like I did the last one. Plus, knowing all of you guys and how close everyone is if I got a couple made up it would be a lot easier for us to dyno them and get real results.

I hear you, and I really want to own myself, the time just isn't right for us to get into a mortgage with me as the sole breadwinner. So we'll rent for the time being, and we can't beat what we're paying anyway.

    Hey..Newbie here!

I just installed a pop lock on my tailgate. In the process I unfortunately broke off one of the plastic rod retainers so I need to find one. Toyota only wants to sell the whole tail gate latch. Anyone know of where I can find one of these Plastic rod retainers? Thanks much..;)

Pugga just spent some time educating a fellow on a 3" lift. Read up: http://www.tacomaworld.com/forum/suspension/278779-narrowed-down-two-3-lift-kits-need-help.html

Welcome! I'd try a salvage yard first. Plenty of wrecked donors for something as small as that.

If you know a few people like I do there's always a way to pass. Just go to a place that's in a sketchy area that speak zero English. Is the BDS a drop bracket? If it is it'd steer away from it

yea, for owning his own tuning company, youd think hes invest some money in getting a bunch built for the tacoma so we could have others opinions on it. i dont like going off his facts, as afterall, he is just trying to sell the fucking thing. if you do have one made, or find someone interested in making one, ill bet we could get a bunch of people to commit to buying them from the guy locally. Also, i am pretty sure all you would need is an intake manifold gasket to get production going, you could put the specs from the gasket into the CNC lathe, and just make some spacers with different thicknesses to try out. a gasket is pretty cheap too...

i see this as well, i really think hes not interested in dumping any overhead money into the product, and when a shop or company isnt willing to do that, they are skeptical, at best, about whether or not the product will work.

x2, im sure we could get a bunch of us to pony up some cash for them, and to get this guy started on making them.

the whole dyno thing is tough though, ive been trying to make an appointment for someone to tune my truck on the dyno, but no one has any openings until like mid june for their dynos. I think if we were going to do this, we could rent a dyno for a day, depending on how many people we have interested, obviously if there are only 3 willing to split the cost, its not going to work. but some places rent out their dyno's, and send a tech along with it. that wouldnt be a bad idea if there were enough of us interested....

Agreed. Drop-bracket doesn't do much for lift as opposed to the negative effect of cutting out one of the strongest members of your frame to install it.
