    We are just about to start the mortgage approval process. We don't have the complicaitons you've had and look golden on paper, so I anticipate only a mild bout of insanity and frustration.

    when I bought my condo in 2009 my mortgage was approved in 20 minutes.

    So swallowing pays off, eh? Yeah, we've got zero debt except for the existing mortgage, DINK income, don't even need to sell the current house to get 20% down...probelm here is that inventory is way low. Other people who are upgrading want exactly what we want. That will be our challenge. Bidding wars. Some places are selling before a sign goes up on the front lawn.

    eh. I put 20% down and spent less than half of what I was pre-approved for. I could sell for ~$30K more than I paid, but then I'd have to buy back into a tarded housing market. looking at $275K for a decent house that isn't 40 years old.

    edit: just checked the MLS, it's more like $300-$350K for something decent.

    Yeah, they will approve us for way more than we are comfortable spending. We are trying to get into one of a few top older neighborhoods in town and expanding for family...and schools. We are looking at 5-600k.

    X2... I did get pre-approved for way more than I spent though so that made it easy and quick + I had a friend who is a real estate agent and a friend who is a mortgage writer helping me through the process.
