    The LVL's we get here are horrible....they vary 1" sometimes!

    So how much does it cost/how hard is it to add a second floor above a detached 2-car stick garage on slab, ~22x22, in California? Built in 2010, prefab truss roof.

    Thinking guest room, possible guest bathroom (shower, no tub), and office space.

    I am guessing realtively easy/inexpensive except for the plumbing. Not sure what kind of structural reinforcement would be necessary for exsiting walls, or adding posts in middle of joist spans in garage. I imagine a central bearing beam below and perpendicular to the new floor joists would be necessary, and this would be supported by a few steel posts.

    Agent said current average construction cost is ~$100/sf.

    Anyone else have a professional/persoanl epxerince opinion?

    Seismic should not be a factor.

    Wish all you damn Canadian contractor types weren't Canadian right now...:eek:

    "engineered" gives you the false sense of it being more precise than other products.

    would it be an option to use attic trusses? or did you want to be able to use the full 22x22 footprint? you could hanger the joists off of a beam if head room in the garage is an issue.where in CA are you? We do have a few contractors down there I could refer you to if you're close to them. Not sure what the going /sft rate is

    Had to look that up. :D No, don't want attic trusses, would want the full footprint on second floor.
    I would want to preserve existing headroom as much as possible. And of course attach evey manner of hoists, pulleys, etc. to undersides of joists for removing truck cap etc...
    Location is Sacramento, virtually downtown.
    Referrals would be helpful.

    I would, but he would use stainless steel fasteners on everything (even non-PT) and we would spend all day kicking each other in the nuts.

    Honestly, I would like nothing more that that.

    But I don't think I could afford his travel expenses.
