    The inventory is down and people are looking to buy before interest rates jump too much more. That puts you in a very good spot.

    Yes. We were concerned that finding the right place would take way too long, possibly into winter. So we are sort of in disbelief that we found this puppy and knew we had to strike fast.
    We haven't locked yet, but probably will today. Rates went down a notch yesterday. The way things are going, I'll be happy with 4.8/30 yr. We are putting 30% down.

    Just want to get the old place listed by end of Aug.

    Wish I would have known rates were going up. Id have sold the house before moving here without a question on price

    Scary, I locked in April 15th at 3.625/30 yr with 15% down.

    Rates had to go back up at some point. I was thinking closer to the end of the year, but then saw them start ticking up and locked in ASAP. Glad I did. The rates couldn't stay that low for ever. They will continue to go up if there is good news regarding the economy.

    If I sell now it will be in 3 years when I find out whether I go back to Wichita or not. If I don't then I'll more than likely sell the place. If I do I'll probably sell within a year of being back there

    Yep. It is a very different environment from April, and obviously we're in a different zip than you. But even so, Jeanne and I are both 800+ FICO. :mad:

    Even the mortage brokers are scratching their heads because the Fed market manipulation with treasuries has completely undermined the good old days of stocks up, rates down. The realtionship is now anyone's guess, especially with the recent FOMC chatter of backing off the quant. easing. So everyone is speculating. You got very lucky to have nailed in April before that happened.

    Still, anything below 5 is historically very low.

    Rates are still very low when you look long term. I was within 3 weeks of having to pay an extra $200/ month on my mortgage just because of interest rates.
