    the school here is surrounded by half dead grass :laugh: they've watered it like twice since they put the sod down. but they water the parking lot daily :facepalm: they forgot to adjust the sprinklers for the existing football field that's adjacent to the new lot

    I'll probably have a $300 water bill this month and then a $100 water bill for a month or two. That is the price to pay to get grass.

    Require way more supervision than I had anticipated. I just had to demand that they extend the contingencies deadline because no one on either side seems to have all their shit together. Our agent was on vaction in Utah for a few days, and her assistant has been not so impressive in watching the shop.

    Plan to stay up late most nights at the beginning of escrow to read shit tons of fine print and comprehend all the secret-double-negatives of check boxes etc.

    My first clue for extreme diligence (beyond the normal high diligence one would expect on the largest purchase of your life to date) was on the draft agreement from my agent. The offer price erroneously ended in XXX,999, rather than what I actually offered, which ended in XXX,000. Almost lost me $1,000 right off the bat. She was profusely apologetic. I've been watching like a four-eyed hawk ever since day 1.

    And way more complicated than it was when I bought my first place in 2004.

    Purchasing a home is a Giant Cluster FUCK. Between the bank/underwriters and the realtors, they are all fucking worthless. I feel your pain. It will be the most frustrating 30 days of your life. Then get ready to get fucked in the ass when you sell your house.

    The loan has not been an issue. We were preapproved for an amount above the offer price before we ever set foot in a house, but still waiting to perfrom the appraisal until after the inspection has been completed, and we're quite confident it will come in on target (he said optimistically). But overall it has has been a fulltime job since escrow opened.

    Like, what part of my e-mail where I asked you to schedule the sewer inspection at the same time as the house inspection didn't you understand? I could have coordinated half this shit far more easily myself.

    And why do I have to follow up every day to ask if various issues have been addressed? They should be telling me. No one is paying me to manage them. Honestly, our agent has been quite good, but her assistant dropped the ball at a critical time.

    At least it is a seller's market in a big way out here right now. We thought the hard part would be finding the right house, and deciding how much work we will willing to take on. Turns out, a beaut fell into our laps very quickly. It is move-in ready. I prefer paying more for that than taking on thousands in renovation at this stage. Can't get my time back.

    Selling the existing house should be easy (or at least getting offers should be). Supply is low, and people are anxious about rising rates. I actually might make some money.

    So did you find a preferred ass lube? or did yo ujust grab Crisco, use spit, or whatever was at arm's reach when the deed occurred? I'm taking notes.:p
