    What I've noticed is that houses in our neighborhood that are priced right are selling SUPER fast since before Spring. The ones that are high sit for months and are still there. Price it right to begin with and you should no problem. Wasting that 'new listing' clout on an overpriced listing will doom you to sitting on it forever and eventually taking less than had your listing price been right.

    Yeah we priced it on the lower end of what's selling in our area. Lucky for me ours is bigger than most in the area that are selling for more. We aren't trying to make a ton of money just enough to get ahead.

    Just be careful, you never want to be on the high end in your area even if yours is bigger or has more features or something. Sounds like you priced it well though so you should be alright.

    We are closing on our first house next Friday. We made a good offer compared to what other houses were selling for, and the seller accepted. It was actually below listing price.

    It was the first offer we made, on the first house we looked at. The house was only up for sale 4 days.

    Nice congrats man!! We like the house we are selling we just both got jobs up north now so we want to move that way.

    That's good advice thanks man. I think we a priced good we went a few k higher than what we want just for barging room. But we are confident it should sell fairly quickly.

    Also keep in mind how people set their searches numerically. So if you want to price your house at $250k price it at like $248k instead. That $2k can potentially double the amount of people who see your listing.

    Nah, I did real estate investment for quite a few years so I have a little bit of an idea how things work. I went to real estate school like a decade ago but never got my license. I'm tempted to do so now though since I'm not doing a lot these days.

    Like most careers, it has it ups and it's downs. I went to real estate school and loan origination school for the knowledge to be able to refer to while I was doing real estate investment and paying others to do these tasks. I never trust people enough to do such large deals w/o knowing the basis of what it is they're doing.
