    Thanks Adam. It is particularly hard to appraise in Sac right now, because there has been a huge increase in sales prices in the last year, mainly because there was such a huge decrease when the econ collapsed. Plus we are in an older hood that can change significantly within a few blocks, and the houses are all unique (built throughout 10s through 40s). Way harder than the new or commodity tract homes in the outer burbs. Is that enough variables yet? At least I was actually able to speak with the appraiser, and she is very familiar with our hood, and in fact attended school there.

    The good thing is that the new, very desirable hood experienced smaller changes in prices since ~2007, and the current, old house in a transition hood we will be selling has seen a big recovery within the last year. I bought it 2 years before the height of the local bubble (06). Pretty much perfect time to upgrade hoods...

    But still...

    From the sounds of it you will be fine. Any appraiser worth their weight in gold can make a house appraise for what you need it to.

    I'm working on getting storage for the crap I have and then the tools will come home. I want it operational, or at least the tools home by the end of august.

    My wife is from West Virginia, so I am used to it.

    I am down for the move. She said that it is really a lateral move for her, not up. I also just started a new job, though the position down there would pay me more.

    If we did it, we would build a new place down there in one of the Ryan communities. Employees get 10% off up to $35k.

    Nice. Yeah, my current bench is built in with the free-standing storage loft I made, so that can't come with me. The new garage does not have anything built in, so I will start from scratch with a mega-long wall bench at the hood end for vehicles. I have 2 large steel cabinets, 2 steel shelving units, my large Craftsman box, and my ghetto roll-around work table I can bring with me to get started. The main service is on the garage and 200 amp, so I will need to look into overall load to the house subpanel etc. and see what is already in the garage and get some 220 dialed in for the General table saw and I hope a real vertical compressor. At some point. In the future....but first I think I'll get a drill press and a band saw. Or...

    It's never ending. Lots of tools I want, only so much money and space to go around.

    I put in 2 circuits with 6 plug-ins (3 each) alternating along the one wall. I also have a 220 circuit on the wall for my Table saw. I also have another circuit I can tap into if needed.

    Yup. And do you have lights all on a separate circuit from outlets? That's what I want to do.

    Yes, i have 2 circuits for lights as well. I will be putting 13 - 4' t8 light fixtures in.
