i think we need some better mods with so many ppl asking for him to be permabanned idk what they are thinking if they let him back.

 

I plan on doing this as well I just can't currently. It's different when you have a 15 year mortgage and you can put extra money towards it when you can and still have extra cash on the side compared to needing to come up with 20g's in a years time. I have always been good about setting income aside for toys/hobbies but when there is no spare income it's not really a choice.

Idk if you've ever heard of paying a mortgage bi weekly but it saves you a shit ton. Same amount of money you'd normally pay but paid half every 2 weeks. I set mine up to pay it weekly. $500 a week saves me 13 years on my 30 year mortgage and saves over $60k on a $225k loan.

My main issue w my mortgage is that I'm paying like $250 of PMI per month.... My interest rate is 3.50 so its decent... The moment I pay 20% of my premium I'm going to save that amount or put back on the premium...

 

*NOTE: Not all companies allow or have this program available though.

My last home loan was through Chase and they didn't have the option... not that it matters at this point

 

It's 20% of the closing price of the house right? Or is it once you've paid back 20% of the mortgage? I think I remember if you put down more than 20% you dont have to pay pmi so I'm guessing since I put down 10% I just need to pay off another 10% of my loan amount and ill lose the pmi? I just checked and mine is only $82 a month.

Yes... 20% of the original premium at down....
Mine was 80something too but I was at 4.75... When the rates went down I refi @ 3.50 but the PMI rates change all in their own.... So still did it cuz in the end I'm going save big....
I put 5% and paid closing fees out of my pocket... But only the down is what counts...

 

I believe all companies let you pay extra to principle each month. And that's all the twice a month plan is basically doing. It just puts a structure around it and aligns with paychecks to make it easier.

20% of the "value" of the house when the mortgage was secured. Your loan documents should have this value somewhere.

 

Before starting a bi-weekly, one should def read the cliff notes of the terms. Especially what it could potentially cost you if you decide to leave the program. I have heard of a few horror stories. A friend of mine is a mortgage broker in the greater Philadelphia area.

I went through the FHA & did a first time home buyer option; no money down, no PMI. I did put 10% down though.

could be, but I was under the impression that you are reducing the amount of interest by paying interest on a lesser amount somehow.

Oh and tonight I had a guy from Castle Windows come to my house and give me an estimate on replacing the windows. Couldnt help but feel like I was talking to Eddie since he sells windows. Made me really not trust the guy at all lol.. needless to say I did not buy any windows
