    I'm looking forward to the projects . Great thing about my job I only work 3 days a week so I have a lot of free time.
    You just need to trade up to a house with a garage :D

    Garage is key, for sure. I have to get a few things out of mine, like my pool table, before I can pull a car in there. Plus the table belongs in the house set up for use.

    I rented for several years before we bought our first place. I had good landlords and decent apartments, aside from a couple of small quirks like having to lift up on the door to get it to latch, etc. They were easy to rent from, and were prompt at fixing issues around the place.

    That being said, I'll never go back to renting (by choice). The freedom to do whatever I want with my place is more than worth it to me, plus I'm building equity in the house every month that I'm there. I bought it as a fixer-upper, for less than it was worth even as a fixer-upper. And I've been steadily modernizing and improving it since I moved in.
    We did the same thing with our last house. Our best estimate is that we bought the house for $89k, and put $10k into it in repairs. We paid roughly $23k in mortgage payments over the three years we were there, and just shy of $8k in property taxes. We burned around $1000 in oil per year, and paid $1500 in electrical bills.
    So in three years we paid $43,500 over the $89k mortgage we took out for the house.
    We sold it last fall for $148k, which gave us a net profit on the place of $15.5k

    Bottom line is that we basically got paid $15k to live in our own place out on the country for three years.
    Find me an apartment that'll do that for me and I might go back to renting...

    I wouldn't mind a little larger house than I have, but as I see it it's just more work to clean the house every week and whatnot. 2 bedrooms, 1 bath, kitchen, living room, small office on the upstairs (one of the bedrooms), mudroom/dart area, garage. Good enough for 2.

    Goodness, sounds like shit I say at my house. I don't care so much other days but Jesus H Christ on roller skates, when it's cleaning night and you know I just mopped the floor take your fkn dirty wet shoes off!

    Table is another story. I couldn't tell you the last time a meal was consumed at the kitchen table. Plus the cats like to hang out there.

    I'd be weary of the chimney also. All that ivy they've been letting climb up the brick has just been chewing up the mortar over the years, significantly reducing it's life span. It could already need to be repointing.

    Some @sshat threw a full coffee into my bed at Campus Plaza in B-water tonight while I was shopping.

    Then I went to pick up an area rug I was getting from HD as a Christmas gift, it was an 8'x12' rug, they rolled it the 12' way, so that was awesome. I went to look at carpet padding and I got the dumbest employee ever. He couldn't find the pad I wanted (it was sitting right in front of him) then the "experienced" employee came over and basically did the sarcastic know-it-all "you don't want that pad" routine and tried to push me into the waffle-weave style. I did some research when I got home and turns out that waffle weave style is terrible for hardwood floors, so not only did I order a better pad online for the new rug which is going over ceramic tile, but ordered a new pad for the dining room rug. The joys of home ownership.

    Now, naturally my drive home from HD was every single cliche that could have happened. I had the rug sticking way out of the truck and when I was taking a left out of the store (I was in Taunton) I kept into the right lane to let the people behind me pass. They came right behind me, I put on my directional to pull over, and they pulled in behind me!...really? So the whole way home I'm hitting every single person riding the middle of the road, clipping corners, etc. I'm trying to watch the rug to make sure I don't clip a utility pole. I went to a intersection with a light, waited 5 minutes and didn't trip the light, so I had to go right and turn around. I had a B-water police cruiser do a U-turn in front of me so I ended up passing him during the u-turn so he got to ride right behind me through the center where I was convinced I was going to clip some dumb BSU student. Then came the semi truck barreling up into the center forcing me to nearly sideswipe a parked car.

    Gah...always something...but people who throw junk into the back of pickup truck beds need to fall into a vat of poo in their finest clothing on a near-daily basis.
