    My garage opener took a dump today. Had to buy one for a replacement. The broken one was 12 years old and on its last leg. Cannot find parts for them anymore.

    I had the door unit open and apart. There is a relay on the circuit card so I took off the relay cover and burnished the contacts. The opener is working better now. Then again when I removed the connectors to the circuit board and plugged them back in that might have fixed the problem as well.


    I was able to see exactly how the up and down positioning screws work and have them adjusted correctly as well. Another positive item is I verified that there are no stripped gears in the drive assembly. Another plus is the entire unit is acting quieter and smoother. I lubricated everything from the drive screw to the door hinges. I normally lubricate the door hinges in the spring and fall.


    The previous owners of the house had backed into the center divider of the door, where each door has on door track so it is bent a little. This has always driven my maintenance in the past and continues to do so. The garage doors are wooden and truth be told need to be replaced in the next few years because the doors are 50 years old. As the door panel hinges lose screws I replace them with bolts to keep the door panels from becoming loose.
