    1. Has come down quite a bit.
    2. I know there was lots of stipulations on exhaust that required them to be mounted on an external wall but I think they've made some changes so that this isn't as strict now too on the newer ones. I haven't looked into it for a few years because I haven't needed to but I think they had improved the inductive exhaust to where you could use longer runs and mount one further from an exterior wall since most homes have their drums near the middle of the basement.
    3. 1" is fine for supply line.

    I mean, look into a few things and who knows... maybe it's an option. They're slightly more expensive but you'll most likely make up for that over time of not paying for gas to keep a 40+ gallon drum of water hot 24/7/365 regardless of how much you use it. It's also nice never having to worry about running out of hot water. IMO it's well worth it if logistically you can make the change. Worth looking into as an option just make sure that the info you're researching is current as it's a relatively newer technology and as a result is improving annually.

    I'm not sure what ours is exactly but I know it's a never ending water heater. We haven't had any problems with it until recently when we had some pipes freeze and burst in the garage. And then the people who fixed it didn't bother to run air through them after fixing it to check for other holes...TWICE...and so they ran through water and it just leaked again. Our ceiling looks like swiss cheese.

    And for a while it would take out the heater too along with the hot water. Keeps throwing error codes or something. This is like the 10th time they've been out. But I think they are going to install a whole new system as well as put in heaters in the garage. My step dad wasn't too happy about the whole situation.

    I hear you and with more time to research and plan, I'd definitely look into it. Unfortunately this is more of an "oh crap" situation which I'll have remedied within an hour or so.

    Yeah, that's tankless. If there isn't a huge drum (traditional looking water heater) and it's never-ending then you likely have a tankless that heats the water was it comes through. If you check your utility room you'll likely see a square box hanging on a wall with a couple of water manifolds, gas supply line and electric temperature controller. That's what we're talking about here.

    Yeah, I get that too. Most times it makes sense to go to Lowe's or HD and get what is on sale and plan better for the future maybe. They're easy to change out though so it shouldn't be that big of a deal to get up and running again. Check your local municipality's website to see if there are currently any rebates and what the requirements/restrictions are.

    When our tank finally rusts out I am just plumbing up a 50 gallon tank to our boiler and just will have one heater for the whole house.

    The boiler is a completely servicable, 100yr lifespan and is only 10yrs old. Whomever owns the house after we die will get to replace it. :-D

    That's what I'm talking about when I say "sidearm".

    Of course you can't use the boiler water out of your tap, so a sidearm is just a tank with a heat exchanger inside of it. If you have a boiler now, I'd start looking into it. They're way more efficient than a free standing water heater and typically (depending on your boiler of course) the recovery rate is good enough that you essentially have unlimited hot water just like a tankless.

    Yeah we are looking but gonna wait til our current tank goes out since I need to do some valve maintenance and such while the boiler is drained. Might also change out the bathroom radiators to towel warmer/radiators at the same time.

    Its 100k BTU unit so recovery is quick... however in the summer with just two people efficiency drops since I have a larger exchanger to warm up each time.
