You have any experience managing a rental while being several states away? This is what keeps me from buying now as I will eventually be back in FL.

 

That's what my parents keep telling me. To buy a house and turn it into a renter that way I can be without a job for a month and have income. I've had some really good job offers in different states so I might take one in the end of summer and see if that helps the situation. You're definitely right.

 

I would not want to keep mine in Orl If I moved 2 or 3 hundred miles away. Out of state is out of the ? for me. The cost of someone else taking care of the place eats up what you can put in the bank for a rainy day.

Our 2 are 2k a mo. in income. I could not live on S,S, without them. Not all places are good for income property. Fla is great as there is always a need for middle class rentals . You can put up a house for rent & get 60 calls. But you would only want to rent to 3 of them

 

Pretty much how I felt and why I'll keep renting. Hear too many problems with management companies from other guys here that have houses on the other side of the country.

 

So what you're saying is for it to work you'd have to be within a close distance? I'm new to this lol I looked at the property management info a while back and it almost seemed like it would take the amount of profit you'd make down by a good amount.

 

Ten % is about the going rate for property management. Five or less houses you are better off taking care of them yourself. If you find the right renters it makes it EZ, they take care of small shit & just send you the rent check .. single woman are the worst . They call you to fix a burned out light bulb.

My lease says you take care of the small stuff AND keep the yard mowed & clean .. How many warnings have I got from the city to clean & mow this house..Never Never let anyone use the damage deposit for the last Mo.s rent..

 

I love this place.....never be bored watching river traffic..

i'll give him props though, he picked cool stuff, all said and done I spent $960 taxes and all

 

Oh yeah he's getting some sweet stuff, wish I had the cash for it.
Once I get all my stuff I'll be into it for about $930.

 

i thought i'd be spending much less, but i got 2 spidertrax and 2 other spacers, and i splurged for the allpro from bornwildguy

 

$930 is actually cheaper than I thought.

 

I thought id be spending less as well lol, then tax money came back and it was gone as soon as I got it lol. Im kinda broke now lol but im happy I finally got these parts I wanted out of the way, now I can just start savin up again to spend it all again lol

today was fun though, went over to Pcola with a buddy of mine (krisskross) and we checked out a scrap yard for yota parts, they had a couple 2nd gens, but they were picked clean already. also went over to his house after the scrap yard and changed one of my idler pullies since it was making noise, sounds a hell of a lot better but still can kinda hear it, im gonna have to change the 2nd one sometime.
