    Also, anyone know a good site/calculator to figure out how much house you can afford?

    I keep plugging in numbers and even with $2000+ per month left over for anything its saying I can only afford my down payment...

    The trickiest part is figuring out how much the escrow will be. Need to have a rough idea of the taxes and home insurance cost for the house. Divide that by 12 and add that to the monthly estimate that an online calculator will give you for a mortgage. It's up to you to decide how much house is within your budget. If you have good credit the mortgage companies will likely approve you for more than you are willing to spend so don't worry about that.

    gotcha. Houses down south are cheaper and from what I was looking at, an approximate payment on a $150k house is around $700 a month. I wont have any idea how much I can really afford until I start working but I was just trying to figure it out using low guestimates about how much I'd make and how much my expenses would be
