    Not as bad as all the people who've moved to CA...:mad:

    The good news though? All the people moving in have brought the value of my house up about $300k in the last couple three years.

    This was my second camping trip with the RTT and first one with the wife. The trip was 5 days so it was nice to be able to get a good nights sleep on something that resembled a real bed. Also having the bed covered this time with the bestop meant the dog could sleep in the bed giving us more room in the tent. I cant imagine going back to sleeping on the ground.

    Nice, but not much good unless you plan to sell soon. I ran into the same thing when I bought my house in Florida. Bought it for $89k. 3 years later we had it appraised (out of curiosity when they talked about real estate going so high at the time) and we had an appraisal of $295k. We were not planning to move any time soon. 2 years after that the housing market crashed when the economy took a nose dive. We ran into a situation where with slow work we were facing losing everything so we had the house appraised again to sell. It appraised at less than $60k, and we couldn't sell it even at that price! Still own it, just renting it out.

    The last time I was in BV, there was some discussion of turning a part of it into a reservoir. I never paid much attention to it after hearing that-not even sure why anyone would want to do that.

    I think it was talk of flooding the valley north of town. With the amount of tourists in the area and the Arkansas River, I don't think it would ever happen.

    Here's a better shot all set up. I love having the tall rack so I can still walk under my tent (barely). ARB awning is on the driver's side out of view in this shot.

    We catfished this night, and when I finally crawled up in the tent I just left my poles set up outside my window. I could just roll over and check the pole tip lights for action and listen for clickers.

    It was windy that day out on the point, and one of our guys had his tent fold up on its own from the wind. So, I just grabbed a ratchet strap and hooked it to my wheel and then to the eyelet that one of the velcro straps goes through for when the tent is folded up. Worked like a charm. Just don't crank hard on the ratchet, just enough to keep it taught and from the wind flipping it over.

    Sold my Tepui Autana to a local guy yesterday and ordered a new Tepui Kukenam Sky for the truck. Since I've got two tents I don't need the extra room with Autana anymore. My kids sleep in the Ruggedized XL on the trailer and my wife an I sleep in the Kukenam on the truck.
