    Hey guys been a minute but just checking in. Was sad to see I missed the gathering at Belmar. Hope to get out to a gathering soon. Running the new business has been hectic and really cut into fun time. Also just chiming about John and HVAC. He did an awesome job on AC unit and was a great price. If we have to get a new unit in the next year or so John will def be hearing from us to have it installed.

    Yes it was a 4k option. I paid 1k to have the coil power and line set in. Got my ac unit for $600 because of wholesale. And then the cost of the install, id say I beat the 4k the builder wanted by a lot.

    holy shit. I would have never considered doing it after the fact and telling the builder to just run the electrical and line set. Smart move. Like an idiot, I would have paid thinking "well shit, I need AC...seems like the best place to get it".

    I did the same thing on both houses we built and saved thousands each time. Anything they will let you do after the fact or do yourself via sweat equity you usually can save some good money to make it worth your time and effort. One downside is that you can't finance it for 30years but if you can afford to pay it up front or do a shorter finance term you now have A/C and financed a house w/o it so you should have a small amount of equity built in to offset the amount you had to pay out of pocket. The less you can afford to finance the better.

    Agree 100% on the financing argument. Besides the AC, what else comes to mind that would fall under that umbrella? I'm going to avoid flooring and paint (just did this house and not worth the hassle) but maybe get the standard carpet option, then have a contractor come in after the fact and do tile, etc. Appliances, fixtures?

    I did my own land scapping and saved 7k from the builder. I also had them pre wire for lights and ceiling fans I will install my self. They wanted $700 for a shitty garage door and I put the top of the line chamberland for $300. I have an unfinished basement that I will finish by myself because the builder wanted 18k to finish that. Hardwood floors/laminate/ tile is another thing that is easy to do. So I didn't do my bath rooms and laundry room with the builder I will do that my self. Kitchen and bathroom faucets are much cheaper to do your self as well.

    I don't do electrical... :D but I plan on building my retirement home on a plot of land in the mountains. But my buddy will be there for the whole process, he owns a construction company. And framing is easy :p. everything I listed minus finishing the basement is easy stuff. I didn't have the builder do it because I can finish it the way I want for a fraction of the cost using my buddy and myself. I can put floors in a house over a weekend that is easy. If you can't change a faucet or install a calling fan you should not own a home. :D

    Do the rooms just have a standard floor and faucets in them that you plan to upgrade or are you saying they sold you the house with those rooms incomplete? I don't think it will pass inspection and you could not get financing without the rooms being at least complete.

    And do your "calling fans" make solicitation calls or just personal calls? :p

    I just got the "free options" and I'm changing them on my own. And the "free floors" they look fine but I'll be putting tile in. And yes calling fans are the new hype so I can yell at my wife through the CEILING fans :)
