Love it. Durable, fire proof, and no ice dams. Best of all got the tax incentive to install.

Didn't hear a thing about a HOA until the closing on my house. Was buying my first place and didn't know what a HOA was :anonymous:. Realtor never mentioned it.

Then the back part of the subdivision was built and they said they didn't want one and they weren't included (even though it's the same subdivision) and all the officers quit. So now not HOA.

Seems I remember more than one comment about your HOA!!!

My son lived in a neighborhood with a HOA. I wasn't supposed to park in the yard (was rocks and not grass and side yard, not front). I told them I'd deal with the fine. I looked at it this way - my truck was my transportation home. If some DB trashed my truck, then I wouldn't be able to get home. Folks drove like idiots (did like 45 mph down the street)

Terrible S and sorry. I have made many waves to the Sec of State and State Board of Realtor's outlining responsibilities that are attached to selling RE.
I knew this would come up in the thread at some point and it is a shame that there are higher standards and educational requirements State to State and Nationwide to competently sell RE. It still baffles me how the F in some states a high school grad and 6 week accelerated course grants someone to offer solid advice on such a major investment. Ludicrous.
Prior to the economy tanking, 2/3 of the planets population thought they would get their license and make it big with little to no exp. They ended up robbing the industry, giving terrible advice, calling themselves professionals and sticking it in the ass of buyers and sellers alike. < not harsh, truth.
Realtors are in the business of protecting themselves with disclosures and pass it on as buyer/seller protection. < a bit harsh, I know.

Not understanding or considering HOA Boards in a purchase is far to common and you aren't the only that falls in this category. It should be a disclosed and documents should be signed that the buyer has read and understands HOA policy and procedure prior to closing.

D and I have required it in our's.
Finding a knowledgeable and educated Realtor that cares is a true blessing(much like most professions these days I spose). IMO Realtors are just an extension of the worlds greatest fashion show and the who's who and doing who club.

HOA's are just a simple way to manage communities....at least thats how they started. They often to be in many places over thought, ridiculous in nature and many do not understand the reasoning.
But, like anything today, they also can be practical, effective and no big deal...especially when disclosed :)

So, for sake of concept.. If your neighbor decides he didn't want to pay his garbage bill or stops doing his own dump and trash runs, you wouldn't mind if he heaped his garbage and waste items in direct view of your home, regardless of sight, duration of time, foul odors of decay, or with detriment to what your home is worth?

I used to do housing enforcement for some very high end HOAs and let me tell you... the rules we had to enforce were INSANE! granted they paid the company over 20k per month for the patrol was worth it but it was so hard to explain to residents that Im on their side (most of the time) but unfortunatly I have to do my job and since they live there they have to comply. just the way the cookie crumbles
