    No I wanted to fix it and live in it for a few many years. The way my realtor made it sound, a third party company that does short sales bought the loan out from the bank and are now trying to sell the house.

    I'd gladly buy it and fix it but my pockets aren't deep enough to jump in that mess

    There are a few forclosures near me... One house was beautiful 4-6 years ago... And I don't think they have cut the grass in 3 years... Can't even see the front door... Random trees growing out ouf the front yard that were never there and the house has all busyed out windows now too.

    It's sad they don't take care of them. Somebody could make serious cash off the banks just maintaining there foreclosures. I think I need to go snort some bleach cause I just got a wiff of mold through my nose. :rolleyes:

    yea you'll have to cut the terminals down a little bit so they don't hit the circuitry for the map lights. solder wire on horizontally to keep it low profile.
    you're smart, you'll figure it out.

    good chance that you would uncover a shit ton more damage like plumbing and possible structural issues, idk if there are any appliances but they might be shot too.
    yea you'd need a lot of cash for renovations.

    I cleaned out my chimney today. I'm still coughing up soot.

    I don't think structural problems because it's a block basement, no wood makes it to the basement floor but lots of others. the washer, dryer, water heater, and air handler were all in the basement which supposedly at some point had at least a foot of water in it. So basically the hvac through the whole house is shot because the duct most likely has mold in it.

    O well now I just get to dream about what could've been....

    Definitely nice place other than the big issue. My realtor is gonna get a quote from somebody and I might get one from servpro and we'll see.

    Between previous owners pissed it's getting taken from them and people looking to make a quick buck tearing em up foreclosure can be a huge risk. We had a house two houses down get foreclosed on. People came in and stole te copper pipe and it was left open to the elements for months. A shame cause it was a gorgeous Tudor.

    So did my house. Took me three months before I felt safe sleeping in it overnight. Full Tyvek suits and respirators for months doing demo....

    You can always make a lower bid.. and always go back to investigate further damages. Doesn't matter who is holding the deed to the house. Either they accept it or not. I bid on 9 houses before I landed my foreclosure and it takes time. Do not listen to anyone else regarding pricing if they say not to bid lower. They aren't the ones paying for it over the next 20-30 years - you are.

    If the house wasn't a foreclosure and had some kind of warranty built in the contract I'd say going over budget a little bit is ok if you're in love with the house.

    If it's a foreclosure--as is no warranty type deal--fuck paying anything more than you have to because you know there is more shit wrong than you think.

    It would be a hell of a project and I like a challenge when it comes to that, but we will see what a flood restoring company is gonna quote and go from there. There are a lot more houses in the area and I'm not dead set on this one but I do like it :eek:

    exactly... I don't care when anyone else says "the bank won't negotiate". Thats total bullshit. They typically want houses sold, but in the current buyers market they may be less likely to drop values.....either way you don't know until you try. 5k difference in price doesn't seem like much now, but throw interest from 30 years on top of that and it will be 2-3 times that amount.


    Im on year 10 of a 5 year plan to renovate and flip. Yea, I screwed the pooch on that plan.

    My only worry about a location that has had a foot of water is the risk of it having it again. What's the potential risk of it happening again?

    my bet is the leak was internal.

    Also Sanders - watch out. Those gutters need to be re-done. They dump right into your driveway. Thats a lawsuit waiting to happen in winter time. My insurance co was going to drop me until I moved mine.

    Not likely to happen again, we have a plan to fix it... We are assuming the sump pump outlet froze during the winter. if it wasn't that the storm sewer for the development runs through the lot, that could be leaking underground and finding its way in.

    Either way the backyard drops off so much we can easily put a natural drain in and leave the sump pump as a back up

    I was never one to allow water into my house only to pump it out. Unless the house is going to float away because the water table is so high.

    My sister is always bitching about her finished basement smelling. I said to her "well who's idea was it to let all the water in the basement in the first place? You have a hole in the floor that fills with water...did you not expect the humidity to get high and smell like wet funk?"

    I'm all for sealing basements and grading the land correctly. Where water comes out of the ground so can radon and many other things.

    Haha I've got lots of construction background and so does my family so I'm confident I could be living in it 2 or 3 months after settlement if I were to go through with it


    Good catch that would be pretty easy there's a storm sewer inlet in the yard next to the garage. Reroute the upper roof to garage roof and then trench to the inlet... Fixed :D
