    Valid point. I have no intentions of refinishing the basement but you are still correct fix it the first time and never worry again

    Meh we have a natural spring behind my parents house. We always had the sump there as back up but the due to us properly running a french drain behind the house we've never ever had a drop of water come in. While I agree that keeping water out in the first place is the best solution, it's nice knowing the pump is there as back up. Their rental property on the other hand is always needing to be pumped out.

    My main issue with letting water in is when the shit hits the fan with any large storm like a hurricane what does one do when the power goes out for days and it is still raining? I guess you could buy a generator to keep the sump pump running.... or never let the water in, in the first place.

    I try to keep things simple. Adding internal drains run by electric to pump water out is not simple IMO. Reminds me of a leaky boat.

    I'd just frame the basement walls 1-2" away from the block, run power/plumbing, and spray foam it with closed cell. It will never leak, will provide additional structural stability to the house, and a insulated basement will save you a ton on energy costs in the long run.

    I guess I am misunderstanding when you say "letting the water in"? Do you mean coming up from underground via the sump hole? Because I've never actually had that happen at that property.

    French drains collect the water from the weepy walls and transfer it to the pump hole that is down hill from the walls.

    I'm saying fix the weepy walls. I do not see a reason to add a new system costing thousands of dollars to make due with a leaky wall meanwhile ignoring the root of the problem....the leaky wall. It's not logical to me.

    Unless the water table is high there is no reason any basement wall should leak IMO.

    All walls should be sealed and drained from the outside. This is the proper way to build a house IMHO. Anything but this is putting a band aid on the problem. If you can't gain access to the outside you can seal it from the inside.

    If the water is coming up from under the slab the building has far more issues than a sump pump is going too fix.

    Ohhh okay. Yeah the french drains are about 8 feet from the house driving water from the spring on the hill above the house into a stream to the right of the house. It keeps any large amount of water from ever reaching the foundation.

    Agreed, the walls do not and never have weeped and the only way to stop that is to like you said fix the weepy walls. I believe the pump was installed as a precaution by the builder and has just remained there since we lived there.

    :eek: yeah no thanks on that sump setup! That almost looks like it would circulate all the water that gets discharged. :p

    You would be amazed. My sisters did exactly that. Ran non-stop until I extended the line so it was farther from her house and didn't recirculate.

    My dad has had water come in through cracks in the floor of his basement. We installed a sump pump and have never had an opportunity to use it since.

    I will eventually install a sump pump in my house too, not for fear of water from the outside. But incase something inside leaks. My old water heater leaked and no one knew until I tried to get a shower. 2" of water across a 1400 sqft basement was not fun to clean up. When I eventually get around to getting a gas water heater I'll install a sump pump next to it incase it ever leaks.


    As far as Boyd's statement about when the power goes out, that's why they make battery back up sump pumps ( I don't know the maximum run time for one though)

    in photo 2 the "weeping tile" still brings water into the house, otherwise, why would it be there? Unless the house is on a big ass hill with a lower point to dump into, but then there wouldn't be a water problem anyway

    He did - once. Now both him and Jay are back and behaving so there's no issue.
    Our white unicorn friend has burned way too many bridges. He's done.
    Honestly, I'm surprised he lasted as long as he did.
    I like Boyd - he's a good guy and fun to hang out with. His internet persona just did not work out as well.
