    Pretty good mpg especially since that was on a slight incline. I get about 12 mpg doing the speed limit (80 mph)

    Mine is the same way. She's a long time family friend that we do all our business through. She's been doing it for years and knows a shit ton about the area. Her and her husband used to do the remodeling houses thing so she's good at visualizing and estimating time and cost. She's been there, done that. Just just some random chick from Craigslist.

    My mortgage banker is also a 10/10.

    Don't get me wrong.. I'd love to follow along and watch you tear through it, but your numbers are given to you by a person who sells homes, even if they do renovation work, they're not contractors and they definitely have zero experience with that particular property. You're talking about "flipping" a house that's got a bad foundation and a bad roof and assuming all it needs is those fixed and a new kitchen, that's mind blowingly short sighted IMO.

    The bottom is wrecked, the top is wrecked, and the chances of everything in between being a mess is fairly good. From here, everything you've said sounds like you could be buying a huge money pit. If you can only afford a $25k home, how are you going to afford to rebuild the house if it costs you $50k, $75k in "renovations." A flip is usually something you buy cheap, knock out before your first mortgage payment is due and sell for a profit. This house is in no way going to be a flip, from what you're saying.

    Regardless of all that, I have no clue your situation or really anything other than your posts. I do know that my mild renovations have cost double what I expected to pay, and I'm only doing paint, interior trim, and a bathroom floor replacement. $1000/month in rent is pennies compared to what you're risking buying a house like that, regardless of what a Realtor tells you, and you're 23! I was pushed into bankruptcy right around your age, and from experience, that's a shitty place to be.

    The overly eager mindset you have on this house is freakin' me out.

    I didn't say anything about the house. I made a comment on my realtor. Holy fuck. I can afford a $150,000 house. And as of now there are a handful to choose from and most I've already crossed off.

    Valid points. My wife has terrible judgement when it comes to home projects and the like. Not that I'd expect her to know. It's not what she does. She just says, let's just blah blah blah. And this more than likely is something I'll be doing the work on. So I'm like, do you realize how much time and money blah blah blah will take and cost? Then she usually says no, or throws out some crazy low number. So then I have to tell her the real guestimate.
