    yes either replace w/ the newer lights that you can insulate directly around them OR buy/make the insulation "box" to put over light and seal, then you have the safe standoff

    yes that's what I was thinking of,....Im just glad I don't have any of those lights.

    Well today a few sheetrock walls in my house were "leaking" so I went up in the attic (ranch style house) and found everything was dripping/frosty/or moldy.

    My garage has an open ceiling up to the roof and the attic is off of that, no insulation between the two yet. I've had my garage heater running for atleast the past month, and with snow on the roof and below freezing weather, a lot of condensation has formed.

    I hard wired my attic fan to run constantly and I put a few other fans up there to help move air around. turned off the garage heater too.

    My long term plan to remedy this is:
    - insulate the wall between the garage and attic, and add an insulated/weather sealed door
    - open up the soffits and create soffit vents. add baffles to keep the soffit vents open to the attic
    - ridge vent.

    I need to replace the shingles in the next couple years anyway.. hopefully when the plywood dries out its ok and doesn't all need to be replaced.

    There mold remediation, water damage companies I use on jobs and they work with insurance company. they bring in dehumidifiers and dry it all out amongst other things.

    Well you can go with one from box store but you'll have to deal with manufacturer during warranty.
    You can get prices from plumbing supply stores. Like a Ferguson enterprises. Sometimes they have dented mark downs.
    Electric I like Bradford White. But the annode rod is the dip tube. Keep in mind if you have to change it in case of foul water on well.

    Get one fast the laws are changing and EPA has made them bigger with more insulation so may be a fitting problem if tight.

    I've never seen that. I just call them out they deal with customer and set up fans and remove wet sheet rock while I fix leak and split.

    It's like sand blasting with dry ice , they use it in mould remediation and smoke remediation after fires

    Thanks, you're the second person to recommend BW. I have a large space available that only holds a water heater and is extra storage, so size isn't a particular concern if I end up waiting too long to replace it. I had issues with water temperature so I bumped the t-stat to 160*, thinking the PO had it set low to save money while the house was on the market, which it was, at 120* or so. That was overcompensating, so this morning I turned it to 140* and will see how it goes. I am trying to squeeze as much time out of it as possible before replacing. From what I can surmise, the capacity is fine for us though I don't know it's FHR. It has an energy guide sticker with a 1994 date, so I imagine it's 1994 manufacture, it doesn't look particularly aged, a tank flush had nothing but clear water come out of it and I haven't had any issues with black sediment in the dishwasher since.

    Anyway, rambling.. thanks for the advice.
