I don't have to get an inspection and I won't. I don't have time anyway. My offer needs to be in by Friday. I did a thorough inspection of things to check/places to inspect based on previous experience when I used to remodel houses for mod money in college. The furnace is an 80% efficiency Lennox from early 2000, 200 amp service and updated panel, newer water softener, nothing unusual hiding above the dropped ceiling, roof is aged but not wore out, siding is good.

It's bigger than it looks in pictures. More room than I need. I won't put a lot of money in it, but it can use some. No gas stove or fridge so I can pick those right away. The garage is fully insulated, has a natural gas heater, and a welder plug already in it, so I'm pretty pumped about that.

Did you ask about the frequency of the train that goes behind your property? We have a similar setup on our property but our tracks are an acre away and only goes by twice a day mid morning and 9:30PM. It can be an annoyance if it's constant traffic.

It's the same set of tracks that runs by my work and I've only seen the train 3 times in the last 2 months, so it's hard to say how much traffic it gets. That's definitely a downfall for resale, but for me I can deal with it.

Exactly. I can sleep through a smoke alarm so a train rumble is no big deal. The neighborhood is older people mainly. Farmington has very little crime and is quiet. It's one of the oldest towns in Minnesota, so there is a lot of history and people who want to retire there. This house is in the old side of town. A couple of my coworkers live in the newer part of town, and they say it's a great place to live.

It's gonna be a tense wait! It's a HUD home so I don't know how fast they plan to react to any offers. It went on the market last week and they said all offers need to be in by the end of this week, so it's a quick sale.
