Thermally broken frames have an interuption between the exterior and interior portions of the frame so that the cold ( or heat ) is less likely to pass directly through the frame from the exterior to the interior

FWIW , even really high quality , thermally broken windows can still exhibit some condensation depending on several factors

We have a bump out window in our bedroom that has a curtain drawn across it at night which limits the airflow to that window and even though no other windows in the room have issues , if it is really cold out , that particular window sometimes shows a small amount of condensation at the bottom of the glass / bottom of frame

A lot has to do with humidity levels in the house , and can be unrelated to that particular room , like leaving a bath fan on after having a shower or bath , using a range hood when cooking , even having lots of interior plants can add significant amounts of moisture to the air

 

If I had to guess, I'd assume ours are mid range at best and I know already they were installed half assed. When we had the contractor in for water leaks during rain it was noted that they're hastily done retrofits and one window had to be reinstalled. There was light visible around all the window sides and they used low expanding foam underneath the vinyl window trimming to help prevent water from coming in.

Probably not correct on my terminology.

One more possibility is a poorly adjusted humidifier. My humidifier adjustment got bumped and I had swimming pools of condensation below each window. (that's a really bad thing BTW, think mold and rot) Once it was set correctly the problem went away.

Lookin good! next time you can try using a condulet. they are a pain in the ass to run wire through but one small hole and you're done.

Nothing matches but we are getting newfurniture, flooring, and accessories soon. I've had those couches for about 12 years! they've been around the world a few times too!

 

That looks good the white trim make the green pop. I like those couches actually. I'd keep em.

That is also a monster hole just for running cables. I would also have made the hole a perfect square it will be way easier to mud then what you've got going on there.

 

So, anyone have any opinions/suggestions on a good nailer for doing sub floor?

I'm going to be doing about 2k sq. ft of flooring soon (hardwood and porcelain) and i'll be damned if im gonna screw it all in with my dewalt drill, which is fine for small jobs, but I want to be able to lay the plywood down and go to town on nailing.

the floors in my house now suck! 3/4" tongue and groove particle board that bounces like crazy (half might just be deflection of the floor joists) and squeaks when walked on. gonna beef it up a bit with some 3/4" CDX (or similar) plywood. (actually 3/4" then 1/2" then luan) Im thinking ill have to at least shoot 2" or longer nails. glued between each layer.

any thoughts on a good nailer?

 

thanks man. im a big fan of contrast so I like the color. but, if you saw the couches up close, you'd see what im talking about. love seat is about to fall apart. lol!

gonna do sheer (white) window treatment as well. transoms will stay uncovered, however.

 

Mudding that shouldn't be bad or noticeable considering a tv will cover most of that wall. Is that a enclosed porch out the door by the fireplace? If so, that could explain what those four studs are for.

 

I wouldn't use a nailer on subfloor. I'd stick with the drill or even better an impact and go to town. Since you don't want to put a ton of screws in glue the subfloor down with construction adhesive then screw it in every 8-12 inches. The nails from the flooring nailer "should" eliminate some squeeks as well.
