    Also, I'll add that the price is OBO (though like I said, not in a huge hurry to sell so I'm not just gonna impulse sell for $10k - reasonable offers will be considered) - I am also willing to work with a buyer on payment (doesn't HAVE to be cash only, but we'll need to work together to arrange a check or transfer at a bank in a transparent, safe manner) - I have had some good local interest thus far but no sale pending yet and I want to see it go to a good home!
