EDIT: Reply to Bennett707...forgot to quote,:frusty:.

There should be a legend on the document, if you have a complete survey.

In my jurisdiction the circles would probably represent the statutory iron posts mentioned by OZ. These are often buried during development, rightly or wrongly, so a metal detector is often needed.

If the side walk is a public thoroughfare, and the circles are your property line, then the sidewalk should be bordering or slightly set off from your property line. This assumes that any right of way or easement would be shown on your source document

Maybe get quotes from a surveyor on staking out your boundary. Peace of mind, you know.

EDIT 2: Just for the record, get the underground services marked before you drill.

Im a surveyor and will lend a little bit of insight. If you have a sidewalk, it should be outside of your property and lie within the public right of way for the road. We design them to be 4' off the property lines.

In regards to those circles, they very well could be iron pins/rods, but I would not be surprised if they are just a circle to delineate the end of a line/segment. There are no "crows feet" or any other marker to show where a curve ends and a tangent begins, so some drafters set a circle to mark the end of a bearing line in AutoCAD.

If you read your deed, it will read from a point, go such and such an angle a distance of 75.00' to another point. OR it will say from an iron pin, go such and such an angle a distance of 75.00' to an iron pin. That will tell you what those circles are - but I would lean more towards being the marker for the end of a line (no surveyor puts an iron pin at EVERY node on a property line like that plan is suggesting for an entire subdivision).

Also, I would be cautions about that hatching line on the rear or your property. Your deed will describe what is going on back there, but it seems like you have a continuous easement or something similar (also marked on the plan with a thick dashed line). Your best bet is to hire a surveyor to set wooden stakes at your property corners, then install the fence 1' inside of those stakes.

always 811!! :) no legend unfortuantely, just found that in my closing documents when i purchased the house. think back in 1976 they did the bury?
good info about the circles. i will find my dead i noticed that thick line and was wondering what that was. thank you for sharing the information!

ill attempt to find the rods myself if i can find a metal detector. otherwise, surveyor it is!

Totally agree on putting the fence totally on your property and not on the property line , also hiring a surveyor

You would hope major services would be identified on the survey, but it's free where I'm at, so I get locates done even when I'm reasonably sure there is nothing there.

Also, the stuff has to get from the service to the home, and any of those local buried connections would not be on the survey, in the normal course.

This past weekend, I replaced an old sink/counter combo with a new simple utility sink & new faucet and added some plano shelving next to it (was wasted space prior). Had to tie the 2 1/2" PVC into the existing 2 1/4" Copper. Worked out great & no leaks!

Yup...entire house! Built in the mid 60's when copper must have been the norm & cheap.

    Copper vent pipes as well.

No P trap under the sink....I used the existing copper trap to the left of where I connected the PVC to the copper. That's how the old double sink was setup (but with copper drains that connected where I cut the copper for the new connection).

I simply recreated what was there using pvc.

A guy at work had a problem with his heating element on his dishwasher today.

He came down stairs and smelled smoke, walked into the kitchen and it was full of smoke. opened the dish washer and one of his kids sippy cup lids had fallen on the heating element and was burning (i guess the rinse cycle had finished).

Do all dish washers have heating elements? I was always under the impression they just use the regular hot water from the water heater.

    ^^ this,

But, I believe that my dishwasher also heats the water. It has a steam sanitize function.

But not with the element in the tub.

Also, I've had the smoke show with the rinse aid cap falling on the element. Unpleasant.

I've done a mod or two
I know this is an older post now, but I sold these for a while at HD. They are strong and last well but people broke the power switch pretty commonly. So once you change the power switch they do a great job.
