    What's going on the deck? Any plans for a hottub, gazebo ect?
    3 supports with double 2x12 beam with 2x10s on 16" at 12' from the house would carry it, but 6 supports would be better, and allow you to use 10' 2x for the span so you have nice overlap and easier to handle lumber.
    Why 12' centers and what decking material?

    Yup, 5ft round post and rail fence with black vinyl chain link attached. HOA only allowed this, rod iron, or 6 ft privacy fence. Neighbors already had the post n rail so we went cheap route and matched it.

    It is all over Oklahoma

    clean up the loose thinset/material in there, and i'd think you could use a polyurethane construction adhesive to set the soap dish back in there (spread the adhesive across the entire back of the soap dish), ...once that cures, apply your white silicone caulk around the soap dish (maybe leaving a small weep/void in the caulk on the bottom as a failsafe, as you would on the shower valve handle escutcheon?)

    ...ok, finally got around to posting the pics since finish/paint, finally we have a mantel!

    ...stage 1 complete!
    ...stage 2 is next (apply a moulding to cover the exposed poplar back board and the horizontal gap between it and the fascia board)
    ...stage 3 (making and installing the wood paneling on either side of the mantel, and around the columnar features that rise 8ft above the mantel)

    Depends on what your end goal is. Painting it or staining?

    If paint remove loose stuff by scraping then sand and apply an adhesive atleast primer.

    If restaining. Use a striper to remove most of it and light sanding for the rest, easiest way would be to remove the door and work on it while it's flat.

    Well, it's been a slow process but i thought i'd give an update on the basement room renovation. Looking to get it sheet rocked by the end of this week...Doesn't look like much but it's a hell of a lot of work!
    IMG_3604.jpg this is the closet/hallway right outside the room which i completely rebuilt.....
    IMG_3605.jpg took a while because of the angle, easily done just took a lot more measurements and cutting but it came out nice and solid as a rock!
    IMG_3623.jpg looking in from the door....finished putting the rigid insulation on the bottom half wall...Each panel had to be individually cut, what a pita but there all tight.IMG_3636.jpg this is looking out the door. That's sound/fire insulation in the wall and ceiling, which i still have to complete. This room is 1, under my room and 2 next to the laundry room as well as the furnace room so noise suppression is a factor. Don't mind my brother/helper..

    I guess I need to start taking a closer look at the family equipment. I just discovered the oil filter has an install date scratched into it....












    1997.

    I have to assume that's how old the oil is, too.

    Maybe some E-10 that absorbed some water or phase converted and sat in the carb.

    My guess is rain water intrusion. It rusted a hole in the bowl.

    Got a boost on my fireplace rehab. Last big(ger) project on my remodel. Interior is only half the project but, my parents are moving to Florida and had this stone veneer in the back yard to get rid of.... Free to me. Now to decide if I should burn wood, pellets, vent free, or direct vent gas. Any major opinions on what to pick?

    I heat my home solely on pellets. Wisconsin winters avg. 3 tons, this last winter was less than 2:D target temp is 70-75. Pellets last 2 years have been $4-$5 a bag.
