    And wedi is my new favorite tile system. I don't think I'll ever use kerdi again unless the walls have curves. I've got some ditra heated floors in the next month.

    Fine homebuilding is doing an advanced home over the last couple of issues. The framing is closer to old style Ballon framing. It's very interesting and as homes move more towards airtight and super Insulated that style provides an easier more economical way to get the results. I've got a roof to replace on a building we did in 05 because the hvac didn't take into account the humidity in the kennels (animal hospital) so water condensed in behind the roof sheeting and rotted the framing. Alot of little things came together to create this failure. And rebuilding it will not be fun.

    Not attic just a large open space, coverd with non vented soffit as the employees tend to spray down everything with the hoses. It's 2 stories of kennels with a cathedral style ceiling.

    Soffit fastened directly to rafters?

    What is your plan to correct after replacing rafters and sheeting?

    They did a study on it already is have to look through it to see what they recommend. We can either make it a sealed unvented roof unit, or a vented unit that sealed to the inside. The problem arises that there is sprinkler, hvac, and the vents for the kennel floor drains so it's a very complex system to make sure it works properly, the hvac is going to have to be expanded to remove excess humidity as well, but it's very hard with that many kennels and how often they are constantly washed down through out the day.

    The owner must be very committed to a cathedral ceiling
    A standard ceiling/vented attic would solve all those problems

    I may ripping out the 30 year old tile at my mom's so I can be mostly done here. I can only get to half the kitchen this week.

    Not space for an attic. The kennels occupy a concrete and steel deck in the center that is above the first floor. It's all set up to move alot of air around and let a ton of natrual light in.

    That's a good possibility spray foam in light commercial around here is kinda rare as its much much harder to make a change. So if a mag lock door fails needs a new run you end up with a surface mount. Or if we make it an airtight assembly and someone blows some holes in it to hang a light, it's now worthless. It's like indoor pool rooms that high humidity is a killer.

    If you used 2lb foam sprayed from the top onto whatever your ceiling material would be then even some fastener holes wouldn't effect the airtightness of the assembly

    I went with formica counter since it's so affordable. I can't believe how much they've improved.

    When the end cap was good a dry....I took a file to the whole top edge...trust me...do the same. If it sticks up even slightly....it will get pulled open...or partially off.
