Looks great! I honestly don't have any time for design work and am not great at it, but I could throw out some recommendations.

Usually after the frost so the new growth isn't succeptible.

Check with your water district. EBMUD offers credits for lawn conversions.

EBMUD landscape book is awesome. Sac City offered lawn removal incentives, but if this deal goes through, we'll be in a different district, which I'll need to check.

I love the design/space/use/flow part of it (part of me wanted to be a landscape architect), but need more help with not just plant selection but grouping, plus soil/light/water needs. That part is a black hole of time suck. I'll need to find or hire someone who can populate my design/space/use/flow part of it.

And then rent a tractor and some labor.

Oh yeah, and a bocce court.

Edit: what you did right there would work pretty damn well to replace mow strips along one whole side of the property, and especially the front entry.
