    Didn't want to pay $50 for a pneumatic plug (drain has weep holes so regular plug wouldn't work), so I improvised. Racquet ball, anyone?

    It appears the line is not even grounded. There's no ground wire wrap at the box connector or to the device. There was a time that wiring didn't have grounds and that appears to me that is the case there. It sucks because it's not as safe as it should be.

    Shower sills got installed today and omthat one was immidetily ripped out as it was the wrong color. I like when customers handle the material.

    Well after the pup got a taste of getting to go in and out of the house on his own (into a fenced yard) at the gf's place, I could tell he missed that at my place. So begins phase 1 of fencing the yard in. Phase 1 will be the portion you see now. Phase 1.5 will be a temporary weld wire fence along the back. Phase 2 will replace weld wire with more cedar fencing. So got all the holes dug and all but 3 of the posts cemented in. Only stopped cause i ran out of concrete and didnt want to run to get more when Ill be going tomorrow anyways.



    Dont mind the different sizes....all will be trimmed to the same height (had some 10' 4x4's i got of craigslist for cheap that i used up first)

    The dog enjoyed being out with me (on his 60' long lead) by constantly walking off with tools :)

    Interior framing almost done , should be able to finish up tomorrow




    The scariest part it drilling down into the slab to screw down the sill plates . I took pictures of any hydronic tubing that crosses under our wall layout with a tape measure stretched out in the pics but its still a dink shrinker each time . I check the pressure gauge after every screw hole lol

    As a side note , product review

    Concrete screws , GRK on the left , Hilti on the right

    GRK is awesome , Hilti is garbage

    I have to agree with you on GRK screws. I've used a few different types and they have all be amazing. Never knew how different screws could be. They are well worth the extra money.

    Question for you oz...is 2x6 interior wall framing code there for that span or is this part of the design as well?

    The walls that are 2x6 are either load bearing or have plumbing drain / vents in them , the rest are 2x4

    Put this up just over a year ago.

    I used 4' by 16' of 4" square hogwire and cut them in half to put between 4"x4" treated. Then used 5/4 treated top and bottom.

    Thats basically the style the gf has mentioned for the back fencing. I like it but not sure if ill do that or not. The back will be up against vegetation so the cedar might be better since i can get lazy on keeping things back :)

    But thats still a bit aways as I have other yard work Im waiting to have done so the weld wire and t posts will do for now

    Yes it does. The next home is going to have a nice big yard with that style of fencing....course thats a few years down the road

    Not really big, it's a 12x24. It's the biggest I could fit though :)

    I guess I was a bit optimistic thinking I would be done all my framing yesterday because I worked there for 10 hours today too and still have to go back tomorrow lol

    Just about there though , mostly just finishing up drywall backing , fire blocking etc




    Here you can see how we used a decorative "shelf" detail to our advantage for services . Early on in the plan review I suggested we use this element as a chase for our HRV/ERV ductwork as well as plumbing supplies and electrical

    The shelf is framed to be a continuous void for ease of duct runs from the upper area above the mechanical room where the HRV and make up air unit will live through the building down to the far bedrooms and bathroom

    The bottom will be drywalled , the top will get plywood screwed down on top so the services will be accessible if needed at a future date
