    I sold my place in Laguna Woods because the HOA fee went up to 650 a month and that took its toll on the rental profit. Look at the area around Dana Point High school. There are a few deals there and the area is nice family like setting.

    If you move south of the 'Y' and have to travel north .... better be on the fwy by 4am, by 5am it's too late. Personally, I'd stay North of the 'Y' unless my work was all south.

    Investment wise OC will always stay towards the top for location alone. Years ago I would've laughed if the avg sfh would approach a million. Nobody's laughing anymore .. enjoy the mort:eek:

    My work hours are typically start at 5am 6am. I can avoid traffic for the most part. And dont even talk to me about prices lol. My father just sold a tear down in culver city for 1.3 ....a fucking teardown. I want to get in BEFORE the avg home reaches that.

    Ah. Well ya going that way is just as bad. The 5 sucks. I'm closer to Irvine than @dtaco06 is but it'll still suck. The 5 sucks 100% of the time.

    Newport coast is a good place to live with easy side streets towards Irvine. Good because a ton of traffic can be avoided. A friend owns up there, I always laugh how the stores around the area mark up everything to insane levels. Even groceries.

    I'm good with PClub and Stater Bros.

    I would also look at buying brand new in Irvine. As Danny said they are building like crazy there. If you could swing it and live there for two years you will mak a hefty profit and get away from capital gains also.

    I did notice a ton of build to spec new construction. Not against it, but ive done work for KB homes before up in santa clarita and know how bad they can be sometimes lol.

    Yeah. I have worked on tracks myself. The thing about Irvine is the Chinese are buying everything they can get their hands on. This can be a good thing. They bought my condo sight unseen. Depending on how close to UCI you can also rent to students at top dollar also, if you want to go that route.

    Short term i want to buy and live there. Long term it will be a rental. Id rather get a sfh as they tend to fetch more monthly and buying now (or maybe when the market starts its slide) seems logical. Just very unfamiliar with the area. My father just moved to mission and i kinda love the area. Very different than LA. We have property in oxnard and its proving to be a lost cause, so attempting to create a more viable long term income solution.

    Oc is just plain expensive .... if you didn't buy 5 years ago you pretty much sol unless you wanna over pay by 200k

    Look around Dana Point High school for a sfh. The only place I know around here that you can find a "deal". Still super pricey but fixers are around.

    Then its lucky we have been getting market adjustment raises. 200k sounds like a lot but when LA homes are 30% higher, im ok with overpaying.to an extent. 700k gets you a 2 bdrm aprt in LA or a decent spread in OC.

    Yup. Same here. I have been looking at places up north. Bellingham and mount Baker area. Fucking cheap compared to the shitstorm we have down here.
