Yea the cash thing is insane. We built a home in my area, on the market for 1.6 and the owner was turning down cash offers. I dont get it. I shouldve sold more drugs in high school.

Fixers can be the way to go for sure. Unless you have a phd after your name you almost have to get a fixer.

As long as it doesn't have mold or a cracked foundation anything can be fixed.

 

Its so much more work than most people think we found one in my area for half price (i had an appraiser come out) but it literally needed 200k to liveable and it didnt even look bad. Not saying you dont know, but alot of people get screwed buying a home that they think just needs a roof and paint, but dont know.about the electrical, plumbing, or dryrot problems lying underneath. Its terrifying if you dont know how to fix it.

 

Agreed. Mold is a killer. And a slab foundation is usually just asking for problems. Raised foundations make life infinitely easier.
