    Ghetto AF. Right now they're simply at the fence edge sitting on top of the grass. They will get buried UNDER the fence once we get a landscaper come in and build up the rock field and re-route the sprinkers in our erosion/drainage control project.

    ugh. yeah, ghetto ain't gonna cut it for the wife. i hadn't thought about burrying them, though. that's probably cheaper than digging a trench and pouring cement. I've got about 90ln ft to cover.

    You're not being unreasonable. Taylor-Morrison sucks, but all production homebuilders do, IMO. We bought a new Morrison, (pre-Taylor days, 2003), in Avery Ranch, and I noticed the floor flexing in a second story bathroom, while I was taking a pee. The warranty guy said the flex was within spec, and I told him maybe for a f'ing trailer, but not for my house! The tool brought out a truss engineer to inspect, supposedly so I would shut up, and the guy agreed with me. :bananadead::bananadead::bananadead: They had to come back, pull the toilet and flooring, and when they did, they saw that the floor trusses hadn't been braced. They fixed that, but when they left, the bathroom was a mess. I pulled the door shut and called the warranty manager's boss, and told her she needed to come out and see how her boy had left my house. She agreed, we set a date and time, and 15 minutes before she was to arrive, the warranty manager showed up, and wanted to get in and see the situation, (he hadn't gotten out of his truck when the floor was being repaired originally). I told him that he was going to see it just after his boss saw it. She got there, we went upstairs, and I pointed to the closed door, telling her that I hadn't changed a thing; what she was about to see was how her company had left it. She opened the door, looked quickly, and closed the door again. We immediately went downstairs, with her apologizing the entire time, and she and the warranty manager left, but not before she chewed his ass in my front yard! It got fixed, and correctly. And the dude hated my guts, which bothered me none...

    We sold that house last year, and bought a Highland that was about 40% done at the time. Different production builder, same story. Our wood floor started losing the finish about 3 minutes after we moved in. Seven inspections and three months later, and after a very heated phone conversation with the Central Texas Construction Director, they agreed to rip out the faulty floor and replace it with porcelain tile that looks like wood. And a nice check for the trials and tribulations. It worked out well, but wasn't easy getting there.

    Long story short, the only way to not get f'd over these days with production builders is to not take no for an answer. Find out who your warranty guy works for, and go over his/her head. I'm kinda leaning toward them being right about the soil erosion deal in this case, but being right doesn't mean that they shouldn't try to make a paying customer happy, and they could do that in this case for next to nothing in costs.     Re: TTORA Noticed they moved their classifieds to panjo... seems lame. Tacoma World seems a much more lively place nowadays.
