    Pretty simple. I waited over 60 days because we were doing a long close, then they just walk away.

    Not necessarily. Because they are getting a divorce (after being married 6 months lol), neither of them would qualify for the loan separately so they could request their earnest money back. They gave it to me though.

    It was my fault actually. I originally made it 60 days because the house I was planning to buy didn't work out and I didn't have another one lined up. But then they asked for a couple more weeks to finish out this month. Was supposed to close 8/31.

    It's frustrating. I dealt with two buyers on my last house that did the same thing. They'd pay earnest money on a non-refundable contract and then drag it out as long as possible while they tried to convince someone to allow them to borrow way over their heads. Once they knew the gig was up they begged for their money back. Realtor had put off multiple other buyers while these clowns played their games. My logic which may seem harsh, if you don't care about my money then why should I care about yours?
