Yup same here.....this is the frost footer
I laid for my garage. Every 5 foot is a vertical 5/8s rebar sticking 3 " into the pad and 1/2 " rebar stuck next to it into a grouted cell. The 1/2 will be bent over and tied to the mat. It kinda overkill for some thing that gets backfilled on both sides

 

Got the interior all trimmed out, holes filed & spot painted. Now I need to decide on what type of shade/window treatment I want.

 

So my home inspection came back on the one i'm selling. Apparently there are a few cracked floor joists and buyer asked me to fix them. To fix those I just need some double joist hangers and sister a new joist next to it, correct? Should I just screw the new Joist to the old?

 

To fix those I'd get 3 estimates and offer them a concession equal to the lowest and include the estimate. Unless you're confident in what you're doing or your margins are tight. As the buyer I'd make you pay to get it reinspected after your "fix". Sometimes not worth the headache to save a few$$. My $ .02 at least.

Here is the note from the inspection. Timing is an issue here as we close in 26 days. I can get it done faster, and cheaper, than paying someone else. Plan would be to send pictures of these exact locations showing repairs are complete to avoid reinspection.

 

I would still get the estimates to at least have a jumping off point. How do you know your approach is even correct? If you go the concession route timing is no longer an issue, as you're putting it back on them. Your buyer could be perfectly fine with whatever you do to fix it, or they could be a royal pain in the ass, and unfortunately it's on you now to prove that what you did has remedied the structural issue at hand.

I'm speaking from experience here...I get terrified whenever a structural engineer is involved. What if they come out and say, 'oh these joists are actually cracked because the foundation shifted over here, and this is the actual way to fix the problem...' You could be opening up a huge can of worms. The cost of materials + a structural engineer's report + at least a half day of your time seems like it would be more expensive than just having a licensed contractor do the work for you, or throwing cash at the buyer. The latter two take the responsibility off of you. Looks like you'd also get the added bonus of not having to crawl around that crawlspace..

 

Also, this home inspector's report is very typical. He's saying, "Look, I think I found a problem." Repair & Monitor as needed. Right now the only problem that's been identified is the cracked joist, since he doesn't have the ability to really analyze how or why the thing cracked. You have the opportunity to make the buyer happy by fixing only what the inspector noted. I personally wouldn't want more inspectors down there, and that's the risk you run doing it yourself.

 

Doesn't the picture on the left show an approx 6" section of the entire joist removed and the 2 ends misaligned in height ?

 

All I'm saying is that if it were me, I'd just do exactly what the inspector asked and get the hell out of that situation. Buyer is happy, you are mostly happy because your house sold, anything goes wrong, it aint your fault.

 

Completely understand what you guys are saying... not worth the trouble of doing it myself and risking more questions. Purchase of new home and same day closing so this one selling on time is pretty important.

That picture on the left is right below the furnace. Main beam is just on the other side of the duct work there. Lots of funny stuff going on and a spot that will be a PITA to get to.

 

I am all for DIY to save money. I lifted a house up with a harbor freight jack once. But once your house is pending and you're in the inspection/contingency period I don't F around. You also have to factor in the cost of losing the deal.

 

Got the kitchen end Fir 2x6 t&g cascade done today plus most of the one on the far end of the house , now you can kinda see the concept of the fir ceiling becoming the wall finish on that back wall which is what the roofing metal will do on the other side of that wall

 

Optical delusion. Looks to me like those are cats that are aligned an 1-1/2" apart like some guys do for easier nailing.

 

Have a guy coming to bid the job today. I'll probably just write the buyer a check and boom, problem solved.

 

Anyone have a DeWalt Router specifically model number DW621? Worth 50 bucks provided it works as it should?

Outdoor hose faucet was spitting water out. Probably from being on during the winter and wrecking the O-Ring inside the faucet. I took a wrench to the faucet to try and open it up and replace the O-Ring but years of corrosion and rust had welded the damn thing together. Figured I would just cut the faucet out the next day and solder on a new one.

Woke up the next morning to water pouring from my basement ceiling. Guess all that wrenching and pulling on the faucet ripped one of the couplings inside and created a little hairline crack in the pipe. Had to make a bunch of cuts in the ceiling before I found where the issue was. Shut off the water, cut the pipe back, soldered on a new peice of pipe and voila now I got a new faucet and its good as new.

Well except the ruined basement ceiling. Im an electrician not a taper, so patching all the holes and fixing all the water damage took over two weeks. Then I had to paint as well.. what a nightmare.

Last time I touch anything related to high-pressure plumbing in this house.

 

if you were paying new Id say there are better options. For 50 bucks though...its a good pick up IMO. Especially if its your first router. Could pick it up and play around with it and decide if its the right size or you want smaller (like a palm router) or something more suited to a router table. It takes 1/4 and 1/2 bits too so if you buy 1/4" you can use them in a palm sander down the road.

 

Been putting in some work this week on the upper patio area for the pool. Should finish up the wall, backfilling, and hopefully have time for sod before the kiddos bday pool party tomorrow.
