    You can also use a blind hole bearing puller available at an auto parts store. We had to on mine since it was improperly installed from the factory and the special tool didn't fit.

    If you use it, make sure you tighten it real well! And a slide hammer extension works great (or rent two from the auto parts store).

    There is a lot to this. I mean I'm old enough now that even since supporting myself I can look at the price of bread and gas and homes and such and just go wtf. But I do think somewhere out there are some numbers that compare things on a 'normalized' basis, and some things just really are more expensive, inflation aside.

    My grandfather built the house they always lived in from the time I was born, and I get the impression he either didn't have a mortgage or it was a very small one. My father tells me that my grandfather didn't approve of how my parents bought their house, taking out such a large mortgage to buy a sub-100k house (I don't know how much they put down). When I first started working, obviously I wasn't looking at buying because debt was first priority, but the idea of a 120-160k house was about what I was expecting, even with the price increase from IN to CO. The last ten to fifteen years though? Prices doubling in as little as half that, even with the crash?

    Granted, for me it was a job loss and timing problem - without the loss I'm sure I'd own and have managed to keep it, but I missed the window the crash created as it corrected the overvalue in this area. But then that's the thing for a lot of people, timing and circumstances. Not always due to their own habits either, but there's certainly a fair chunk of that.

    I don't think Denver metro really took a hit on prices during the crash did it?

    SW FL saw $150k houses (normal price) balloon up to $500k in only a few years then drop down to $80k within months, staying there for 5+ years. Now they are back up to $300k and 60%+ were purchased by investors in the last few years. And people say it won't happen again. :rofl::rofl::rofl::rofl:

    Sit around renting, waiting for the crash to happen so you can say "I knew it", I'd rather have the investment lost to the market and still have my inflated property than give that money to someone else and be in their inflated property. You can't predict it or it wouldn't ever happen. You gotta ride the ebbs and flows over the long term. This isn't Arkansas or Mississippi, more people want to live here than currently do and that won't change.

    The one Auto Zone had wasn’t big enough. Buttoned it up and I’ll try again in a week or two. I’ll just be sure to grab the ecgs tool from Lobsterbait first
