I don't know how Austin is, but in Fort Worth houses come on the market and have offers next day, and often under contract in 3-4 days. No time to line up potentials, unless one looks at slower moving, less desirable areas.

Yeah, loved that little truck, had it for 14 years; bought it with 600 miles on it, from a guy who couldn't afford to make his first payment. Sold it to a guy that needed a vehicle to tow behind his motor home, while he traveled the country fixing antenna towers. Had it on Craigslist for about 2-3 hours, when the guy called and asked me how I wanted to be paid, he was in Ft. Worth and would be down the next day to pick it up. The guy died about 2-3 years later, from a heart attack, at around 50 years of age.

True in San Antonio too. There's a housing shortage. Manufacturers can't build them fast enough and if you want into an established neighborhood you're stuck with whatever's available. Under $200k is especially hot. That said, my neighborhood still has new homes being built and there's jackasses trying to sell homes for 50% more than what they cost new so they sit there for months.

No shit. The house next door to me had a sign out for two weeks, and that was because the first two looking at it couldn't make the necessary down payment to make the mortgage affordable. Seller got $100K more than they paid for it when it was built in early 2013.

Oh, wait, were you serious about that? 40 year-old shitboxes in bad neighborhoods are starting at $250K. He's going to have to get out of Austin proper or be prepared to start at $350K.
