    How did you come up with the capital for your first flip? From all the research I have done, it seems like you have to finance the first 4 or 5 and if you are doing things right, you can pay cash for them after that.

    I don't know why, but that looks like an R/C to me.

    I was really impressed with my Xenon Depot kit when I installed them in my truck many years ago before I knew better. It lasted all of about a week before a local friendly LEO pulled me over and explained the error of my ways to me. I sold it on TN shortly afterward.

    They're nice kits! My subaru has projectors, so it still retains a cut off. It's so much nicer than halogens. I wish our trucks had projectors.

    First one was all cash from my parents. I had zero "skin in the game" but we splits the profits ($44k) 50/50.

    The one I linked was a bigger project. We used cash for the purchase and part of the reno. The rest of the reno came from a line of credit my parents took out on their 4 family apartment building. I had some skin in this one. We also split profits ($50k) 50/50. My profits allowed me to buy the current 3 family house that I'll be living in for free due to the rental income every month.

    Good morning all! I think I'm all caught up. Yesterday sucked. I worked late and was busy just trying to stay alive avoiding all the stupid drivers in the soupy mess here! It was bad enough you couldn't see more than 50 yards, but then the fog started freezing and precipitating onto the roads, making them slicker than snot. Needless to say, I was exhausted when I got home.

    This is what it looked like on my way home!

    Not much of a money difference from my last job, which is in New Jersey.

    Since I lived in NY and worked in NJ, I was paying BOTH State income taxes.

    Now I will just pay NYS income taxes. :bananadance:
