    Yes, rates are low, but prices high, that's the perpetual seesaw.

    And don't forget the alarming supplemental assessment on the property tax.

    Make sure you and your wife have a very hardcore list of must haves and deal breakers, and stick to it hard. And take you time finding the best possible inspector you can well in advance of needing him to actually do tha work on a prospective property. In fact, I recommend getting a book on house inspection to study up yourself.

    Mig! Tig is pricey and can go wrong quick. I'm lucky I because I started with sick and an old AC buzz box and then went to DC stick and then bought a LN 25 Lincoln wire feed too go on a DC 600 that was my learning machine. Now I have a Hobart 140 I dink around with at home.

    A big thanks to @Iggy for the leaf springs and to @DannyBFresco for getting them for me. one of the local guys down here in the 559YOTAS group let me bring them to his shop today and threw them on for free

    I know it still needs to settle a bit but before, center of hub to fender was about 19 3/4" and right now I'm at 25 1/4"

    Just remember, when you own your home. You get to be the plumber,sheetrocker,and everything else. As much as I dislike owning my lil crackshack.i love being able to do anything I want to it. Also..no HOA. They suck.

    I'm doing a refi on my house right now. It's a major pita with all the new paperwork. But my appraisal came back with 105,000 in pure equity. So there's that. Not bad for a 520sq.ft. 1/1. With a 520sqft garage underneath.

    I have a problem with eating in vehicles. Must be tidy, dry, containable.
    But yes, nuggets are...well, let's be frank, who really knows what the fuck they are under all the fat, salt, and heavy seasoning. And sauce.

    But I know, let's attach a little open bomb of sticky fucking sauce shit to an air vent louver, which, at the slightest provocation, is going to dump the load into every fucking nook and cranny in your dash and console. Yes, yes, let's do that.

    Every time we are heading out on a trip, my wife always manages to blow the departure time and show up wiht a fucking salad in a tupperware container, or yogurt (yay dairy spills!).

    Already puckered by her being perpetually tardy (Remember tardy, dear, that fucking concept they beat you over the head with in grade school?), she gets in with this shit and ratchets my bunghole one turn tighter.

    Honestly, the Carharrt covers weren't just for the kid.
