    Ranch update

    After pouring the skim coat we were able to frame the back half of the lower floor and put down the plywood subfloor out to the mid point of the house where there is another bearing line . We installed a bunch of LVL flush beams and built the bearing wall at midpoint . Having that accomplished meant we could remove all our interior temporary walls and bracing , add the joists in the additions we did in the front and sides and add solid blocking to the new and existing floor joist system and add all the joist hangers . We completed that this morning .



    And we had the subfloor complete at end of day

    Perimeter foundation wall will get insulated with 2lb spray foam to code R value requirement , we will likely do thin spray or R-12 batts in underside of floor joist system to reflect hydronic heat upwards

    A few years ago when we did our shed all the inspector required was collar ties (every other rafter) Yes, we needed to have a shed inspected.

    All building here over 100 sqft require a permit and inspections

    Thankfully residential storage buildings (sheds) in my area under 200sqft don't require permit or inspection. But are still supposed to be built to code. That's only the actual building though...not sure on the electrical and plumbing side.

    Missing My Last Tacoma --- Had 11 Toyota trucks in the past and many other Toyota cars too.
    ...^^^... I have an older version of these in yellow ... still in the box ... found them the other day when packing to move.

    FYI to local ATL people ... selling a lot of tools (stationary & portable power tools and hand tools and large S/S toolboxes) soon when I move ... will post some pics later.

    At that time it was 120 sq/ft. Now it is 88 sq/ft.

    Made some progress on my dads house today with him. Roof pitch is pretty steep but working slowly got it done alright. That top section probably took 5 hours to get done using cedar impression shingles.

    Is it common practice there to not use paper or housewrap in the attic gables ?

    Unsure on that. The rest of the house is house wrapped but the gables are not for some reason. I always figured you just wrap the whole house and call it good. I'm by no means a contractor and neither is my dad but he's built the last two houses we've lived in so I just follow his lead.

    Nothing major...but after some work related international travel and being sick (unrelated to said travel), finally was able to resume/make some progress on my LR refresh. Stripped wallpaper, prepped and did ceilings a few weeks ago. Got the top 1/2 cut in & painted (2 coats) and got a new pendant hung. Bottom 1/2 and chair rail are getting done today in an off white. Still deciding what to do with fireplace, mantle & bricks. Leaning toward leaving bricks natural and some accent color on mantle. Have 2 new wall sconces to install above mantle as well. Then new window trim (that's already stained & finished). New couch & chair is on order.
