oh I completely agree, I feel awful for them, but they did knowingly buy property in a "rift zone". this would be essentially the same as a home in a flood zone, risk assumed. just sucks when it actually happens.

Picking up a granite table tomorrow, is there any certain way I should load it in the truck? I'm worried too much shock might break it, and we have speed bumps in our neighborhood. (*I should mention, I'm currently on the stiff stock TRD Sport suspension)

So, someone last week posted about insulating their garage with thermo/reflective wrap. As my garage is pounded by the sun most of the day, I decided to follow suit.

My garage measures 16’ across. There are 4 rows of 21” high panels. Reflectix makes a 24” x 25’ roll. I picked up 3 rolls at $23 a pop plus (5) 30’ rolls of the same brand tape at $3 a piece.

For this to keep the heat out you need an air barrier so for a reinforcement barrier for the large spaces in between the garage door panel frames, i cut lengths of 1/2” foam pipe insulation. I bought 16 at $.80 each and should have plenty left over.

Originally i was ot going to do the top row which has windows but after i started I switched course after realizing I had enough material to do that one as well. Not wanting to blind the neighbors with reflected sunlight, I spray painted the backside of the glass with some satin black rustoleum I had in the bin. Two coats and a quick check from the front to ensure I got all the spots missed from the first coat. Looks good. (The wife was pissed about this thinking it would look janky, but changed her tune when she saw the results.

As Im posting this, I am only half done. i have 3 hours into this because: 1) I am taking my time, 2) I am doing it by myself, 3) I decided to unbolt the 16’ reinforcements (5 of them with 14 bolts each) and install the insulation under it as opposed to next to it for better results and 4) I like working and drinking beer in the garage.

I will finish tomorrow and post the final results but in the meantime here is the process with accompanying pics.

About 30 minutes in with two brackets removed and starting the first coat of paint:
    upload_2018-6-7_0-8-49.jpg

Experimenting with the foam supports. I went with something just like this plus one more along the edge.
    upload_2018-6-7_0-10-30.jpg

First panel test fit. I initially cut the full 16’ length of this panel then trimmed to proper height but found it too hard to manage alone so opted to do this second row in thirds.

    For the hinges...
    upload_2018-6-7_0-12-25.jpg

    ...just cut...
    upload_2018-6-7_0-12-59.jpg

    ...and fit.
    upload_2018-6-7_0-13-21.jpg

After completing the second row, reinstalling the horizontal brackets, and starting on the top row. I opted to do the top row in two sections.

My stopping point for the night with two rows completely done and fully taped/seamed.

Will followup with the completed product.
    Cheers.

Wisconsin 2008 Lake Delton breached a dike and drained into the Wisconsin River. Fast forward errosion took peoples entire homes and lots. Very few if any had insurance. They were told they didn’t need flood insurance since the lake was damed at both ends. In the end the state stepped in and compensated those that suffered a loss in that event.

I can absolutely support the state stepping in in that case, if the dam failed, and were told they didnt need it, then that is negligence on someones part. In this case, there is no such thing as Volcano/lava insurance, and the state has done absolutely everything they could to ensure the loss of property and life has been kept to a minimum. constant updates, evacuation notices well in advance etc. I know they don't have to, but I would love to see the state step in some and help those who lived in Leilani Estates and other areas who may have their lives completely affected. My aunt and uncle were very fortunate that they have another home, they lost 3 total in this flow, Kapoho was largely a vacation area with VRBO homes etc. However there are those who did live there full time and lost everything.

Hard to expect the state to do anything, it would be nice, but I don't like to assume, or expect anything from anyone.

I updated my flower garden a few weeks ago:

    Before:
6 overgrown knockout roses and a sago palm
    20180330_120623.jpg

i ripped out a dead bush (behind the truck in the picture), and teh knock out roses. used the truck to pull the sago palm. Moved the existing bricks to form the new outline:

    20180428_155625.jpg

went back and sprayed total vegetation killer, tilled up everything, bought and place new barrier stones. placed a 2 stone wide rock bed to offset from the house so i can get behind the bed and clean the house, or work on the flower bed from behind:

    20180504_154735.jpg

planted the plants, buried a soaker hose, and cover with black mulch and weed preventer. the black mulch really makes the garden stand out from the house.:

    20180526_153352.jpg

    All complete:

    20180526_155013.jpg

    the blooms right now:

Can someone who has extensive tile experience explain to me why I would want to buy Wedi or Kerdi over hardiebacker/cement board? I am redoing a tub surround in one bathroom and then will be redoing a shower stall/soaker tub surround in the other. Is ease of use the main benefit? It is so much more expensive.

Edit: What about Densshield. Says you only need to seal seams and screws...

We’re wanting a cheaper alternative to a retractable awning for our back deck, so far we’ve received quotes from $3600-$7000 for retractable awnings. I don’t want a permanent roof over the deck. Any suggestions? I’m thinking I might drill a hole in the deck and mount a piece of pipe to one of the joists and just install a second umbrella, might cost $50 for everything and would be a 2” hole in the deck that could be easily plugged when not in use.

Shade sails? I'm trying to figure out something similar for a structurally difficult area in late afternoon summer sun.

All depends on when you sell it, your equity, and how much your transaction costs are. Everything else is bullshit.
