    Oh that is a good idea on cleaning up rent houses maybe? I could try and do that on weekends... I could try the mowing yards but all I have is a push mower and a electric trimmer and electric blower/bagger so that limits me on that.

    Fuck sprinkler systems, mine is being a pain in the ass and I am slowly trying to make it all work... hell last weekend I went to replace the spray head on a single sprinkler on one of the zones as it had been hit by a mower before I bought the house and just now getting around to replacing it... the zone was working before I replaced the head because it watered that morning... replaced the head and wanted to test it so did a run now for that zone, shit will not turn on... and still will not turn on, all the other zones around it will... hell even found a damn zone that I had been looking for a damn year and just realized what 3 sprinklers it is tied into... do they work, sure as shit not... I am pretty sure I have a zone that I still have no idea what it controls, just a wire to a control valve that may or may not do something... I don't even know where the damn control valves are for my system as they are buried somewhere and I can't locate them... 9 zones, 9 fucking zones for my tiny ass yard... and only 3 of those zones actually match each other when it comes to the sprinkler heads, everything else is different... I have fucking brass sprayers in the front yard, some brass in the back yard, oh but lets throw in some plastic sprinklers here, there, oh here is some random ass different kind for good measure as well over in this zone. I don't even have a damn clue where I can even find spray nozzles for the brass ones that I have... and that shit is not cheap to have worked on either.

    BUT BY GOD MY LAWN LOOKS FUCKING AMAZING AND IS SO LUSH!

    Just for shits and giggles, I am having a local company come out Tuesday to give me a bid on a complete overhaul on my system, is it going to be an insane price, more than likely... it is either that or $65 for the first 15 minutes and then like some other dollar amount for every minute after that that comes out to be like $139 an hour for repairs... fuck it, as long as the system in the front yard works for the curb appeal, I don't care. I already upgrade the control box to a fancy one anyways... I have more important home upgrades to do... like recessed lighting, outdoor electric outlets in the car port, and get a bid on doing new floors in the house.

    He said he taking everything out of it though... I asked him to send me pictures of it once everything is out of it so I can see what the holes look like that he put it in for the air lines and wiring and such...

    My buddy in Wichita runs a pool business in the spring/summer and flips/rents houses in the fall/winter. Buys them at auction, renovates, and either sells or rents (depending on the neighborhood). He snagged a $12k crack house, sunk $38k, and sold it for $110k.

    Just saying...

    Let me get out of debt first, get my 6 month emergency fund built, build some more retirement, and then when I hit step 7 of the Dave Ramsey Baby steps... then maybe I might be at that point...

    But I also want to buy another house with some land to build a nice shop on and start building a crawler someday... so I'll let you know how that goes.

    Sounds like a plan. It’s a full time gig, for sure, but he makes hella good money and saves it all. He wants to be done when he’s 45!

    I want to move away from people and have land where it’s not super hot and humid all the time.

    Yea, I am trying to be all crazy and plan for an early retirement somehow... so I am wanting to do the max contribution to my traditional 401k and then will also need to do max to a Roth somehow so I can use the Roth for early retirement and then save the traditional for actual retirement age...

    But this could all go out the door if I ever get hurt or something since healthcare in this country can destroy peoples lives...

    The wife has so many issues, but we’re still plugging away.

    I think you’re missing the glories of a mattress fund. Don’t get me wrong, investing in long term is an excellent idea, however, spreading your finances thin to make sure each investment is properly cared for doesn’t make much sense.

    You need a steady, risky, and secure investment to plan for the future (the beef nachos plan). Steady is your savings account and mattress money. Risky is your house flipping, auctions, stock market, etc.

    Secure is actually the scariest. You plan on it being there when you’re ready to take advantage, but just like an Enron janitor, it won’t be there when shit hits the fan. Let this side of your savings be a bonus, not the bulk.

    Or just do what @Tacoaric did and tell people not to be poor. Because that seemed to work for him.
