    I keep my own personal "build thread". Really its just a word doc that I could easily copy and paste if I cared to make a thread here. For my own records. But it has all the relevant info that you'd find in any well organized build: mods, maintenance, dates and mileage. So I can lookup "when did I install those brakes?" or "how long ago did I buy those lights?" A bit of a pain to keep updated, but pays off if you ever need to reference something specific for warranty info or the like rather than guess.

    Back to topic. Closing on my home the 28th. Can't wait to get into it.
    One of the first few things I'll be doing (other than previously stated electical panel replacement) is routing internet ethernet cables, and possibly replacing the back sliding glass door, as currently it only locks with a cross bar.

    Roof system is coming off , basement slab getting lowered , big covered deck area going out the one end , wrap around deck partway along the front , interior partitions all coming out and reconfigure

    Never buy a home with the idea its going to make you any money. Its an endless pit that sucks up money lol.

    Homes are liabilities, not assets.

    Hope it goes well with the offer and you have an enjoyable project!

    I suggest not buying large important items from Lowes or Home Depot. Find a contractor supply and tell them you're a house flipper or a contractor. They usually have something much better quality than Lowes/Depot at the same price or slightly more expensive. They'll likely have something lower grade for way cheaper, and also something very expensive for million dollar houses. The help with product selection and warranty/support if you have issues is worth driving past the box stores.

    I would wait for the inspection before day dreaming about projects. House may be a no go because of inspection or appraisal (if you are getting a loan).

    The house is legal non-conforming in siting on the lot so expansion options are limited

    We recently put a backup offer on a great older place in a great neighborhood. Tight parcel, and the detached garage had a trashed slab and basically a teardown. I spent half a day at the planning department to learn if I could put in a 24x24 (larger than existing). Planning desk, utilities desk, and building desk. Also a call to the electrical utility. Doable, but lots of constraints. One constraint would likely have caused me to reorient the roof ridge to accommodate power lines. The deal did not happen, but I am way better educated and prpared to assess deal breaker constraints on accessory structures.

    This particular job I'm on now makes less sense to me than the last one , basically same scope of work but the lot and siting of the last house at least justified the effort whereas this lot is nowhere near as nice as far as privacy , road noise and view . Funny thing is , it's only about 500' from the last job lol

    Just discovered the original foundation walls have no footings , 8' high board formed concrete walls on dirt , client meeting this afternoon with designer and engineer to decide if we underpin or abandon lowering slab

    Good to know. Should I just search "Contractor supply <cityname>"?

    Already done and done. appraisal went well, and inspection just mentioned the challenger circuit panel. Which I'm having an electrician inspect the 31st.

    Lowering slab by 12" is abandoned , likey to get about 4" max by the time we are done and now we can't backfill the rear wall we just dug up until new slab in place because we are concerned the ground pressure could rotate the bottom of the foundation walls inboard
