just FYI, the ladder won't work in this setup so you must configure some way to hold that half of the tent. Mine is mounted 2" higher than the trailer rail and I just use a landscaping timber across the rails to hold the unsupported end.

 

I think a telescoping rtt ladder might work. collapsed they are really short.

 

It would have worked if had I oriented the tent to open over the trailer side, mine opens front to back over the deck of the trailer. less than 2 ft in height from trailer deck and the closed ladder is about 3.5 ft high. Raising the tent a foot or so would have worked just fine but I wanted it only tall enough to get my cooler under it.

 

+ no mud/dirt in the tent and dry storage underneath. It worked quite well.
